Fishing in Aurora Reservoir

Aurora Reservoir, located south of Quincy Avenue, is administered by the Aurora Parks, Recreation and Open Space Department and offers a wealth of opportunities for fishermen, whether dedicated or more casual. A number of special regulations are in effect.

Entry costs $10 daily. Annual passes are available for $50 for Aurora residents and $60 for others, with discounts for seniors available. The area reservoir is open from dawn to dusk.

No gasoline-powered boats are permitted. All craft including belly boats, inflatable pontoons and sailboards must have a watercraft access permit with a one-time cost of $10 and must be inspected for aquatic nuisance species before launching.

The daily bag and possession limit for trout is two fish. The minimum size for largemouth and smallmouth bass is 15 inches. The minimum for walleyes is 18 inches. Only one walleye exceeding 21 inches may be taken per day.

I just had to tell someone who would care...I just finished another GRI class. I've got two more to go. Because of the rural nature of our area...I've had to take all of my classes online. I'm really excited about only have to do two more. I started off the summer with having to do 12 classes...my goal was to have the designation by CAR, but that's not going to happen. I have to have it done by December.

Dan was really great when I called him last night to let him know that I finished the finance class.

My congratulations to you Miss Debbie.  What an accomplishment.  I got mine years ago and every now and them pull out my books and read part of them again.  I would like to go back and take some updated courses.  What also is great is that you will be part of a referral network.  I would recommend running an ad in the referral directory when the time comes.  They will let you know the time frame.  Can you finish your classes online?

I am going to be in Colorado Springs on Sunday.  Are you going to CAR starting on that day?  If so it would be great to meet up.

Bullying in the schools is a hot topic these days. It is really affecting your daughter and it just isn't fair. If you know who's doing it can you go to their parents to put a stop to it?

I'm sorry I didn't read your response until now. 10/27. I was at CAR on Sunday, and I took the CREC update class with Oliver Frascona. It was great. I'm so sorry I missed you. Oliver touched on foreclosure issues and the new contract changes coming up. We had a great time. I did some networking, which is really why I go to this event.

I spent all day today in class...learned more about surveys, ilcs and alta surveys. It was very informative. That was the first class, then I stayed for the class on foreclosures and learned a ton. Even doing what I'm doing with foreclosures...I learned so much.

Now on to the last two of my GRI classes.

any of Olivers classes are great.  I took his contracts and CREC update class.  Next comes the "7 Deadly Snares" class.  I love going to classes to learn all the new constanly changing new stuff.

You are almost done with GRI.  The work books are really valuable for referring back to now and then.

I will have about 60 hours of classes for this year. You probably will have that much also with your GRI.

What is happening with your short sale?  I read your blog and it looks like it went to foreclosure.

You wrote a really nice blog on the C.A.R. Convention with AR photos. I don't remember them being there last year.

My short sale is still alive. I should hear about approval on Tuesday...I was suppose to hear this last Wednesday, but you know how the banks work. I will probably have another offer on the property if this buyer doesn't or can't hang with us.

I went to NAR. My broker paid the airfare for me and two other people to go. I learned to pick your travel companions wisely...the hard way. I ended up getting them off of Bourbon Street three hours before our plane was set to leave to get back home. One of them had alcohol poisoning. We traveled with barf bags in hand, and it's a wonder they allowed us on the planes. We had to make 3 tranfers to get home. They are younger than me, and my broker asked me to look out for them. I almost left New Orleans without them. I was pretty pissed off at the middle of the night on Sunday and our plane was leaving in less than 3 hours.

I have one more class to go on the GRI. I hope to have it done by the end of next week. Due the rural nature of this area, I've had to take all of my classes online. I've learned alot. This designation means a lot to me. More than any of the others.

It looks like your short sale is going to close!! Persistance pays off.

I am really surprised they let your 2 buddies on the plane with so much alcohol in them. Just 3 hours before your plane left..way to nerve racking.

Getting your GRI is a wonderful thing. Do you get the books if you take it online?  I have had mine for years and I bet things have changed. I wonder if I could "audit" the material and get a refresher on some of the classes?  Lots of positive things going your way. 

What a nice broker to pay for your air fare. What did you think of the convention?  I haven't heard any rave reviews from anyone around here.

I got prelimary approval on my short sale the day before Thanksgiving. We are good to go pending the final HUD before closing. I think it looks good. I'm still fighting the bank to get them to sign, or put into writing, that they won't sue for a deficienty judgment. I have a verbal on this, but I want it in writing. At this point the bank is just about breaking even. I can't believe they want to see this house go into foreclosure.

I also finished my GRI classes and will be getting my certificate soon.

How are you doing? I hope you had a great holiday. Let me know.

Good job on getting your GRI finished.It's a wealth of information.  Great idea to get bank to sign off on the judgement.  I haven't tried that but I will next time. If you have gotten the approval it all should happen.You will be on the edge of your seat until you walk out of the closing. How long has this been in process?  When do you plan on closing?

I just finished a 17 hours course for home staging.  So now I'm a certified stager.  I can't seem to get my sellers to pay for a stager so I decided to get certified and give them the gift of a consultation by me.   We'll see how that works out.

Thanksgiving was quiet.  Just me and Chris and a friend of ours.  I really enjoyed getting in the kitchen and away from Real Estate for a day.  We are still eating turkey salad sandwiches.  By the time it's all gone Christmas will be here. I guess we are going to cook another turkey since Chris' mother sent us a new kind of turker cooker.

What did you guys do?

It sounds like you had a nice, quiet Thankgiving.

I am on the edge of my seat for this short sale to close. I've had my seller's house listed since a year ago October. They've tried doing the loan mod, and then we did the short sale, and we got two offer in less than a week of their foreclosure sale. I really can't wait for it to be all over...just for my seller's sake.

We will meet friends for Christmas after the morning ritual of present opening. It will be a fun, but mellow day. We might even snowshoe. How about you?

Oh my! still not closed, huh? It will close, it will close , it will close..just keep saying this over and over.  A 14 month listing is really a long time.  You and the Sellers are probably best friends by now.

I also had 2 listings for over a year trying to do short sales.  They both closed and one was with B of A. It was a miracle.

We don't have any family here so I'm not sure what we are going to do. Maybe go to our mountain house in Woodland Park. Our Christmas' are usually quiet.  We are scheduled for parties every weekend and New Years Day.

Snow shoeing sounds really fun.  Better than skiing for me. I am not a skier.  I tired but it was too scary for me. Going too fast and seeing the ski lodge coming at me was more than I needed to see. I fell off the chair lift, ended up in the trees and broke my pole in half and it was impossible to get to the restroom and get all the clothing off me fast enough.  Had to plan ahead on that one.

Oh, and I cry when I get too high up.  Don't like heights.

You are so right. My sellers have become my best friends in all of this. Thankfully they are great people with their own business. I have really grown to love them, and I want to do the best for them. Now the lender for the original buyer is back in the game and we are getting this going again. My poor sellers have been put through hell. The original buyer has had to back out twice now due to lending issues and then we have another buyer that wants to come in....and doesn't and we are back to the original buyer. My problem, at this point, isn't with the bank, but the buyer. I hope to close this one by Jan 20. I don't plan to go down, but if so, I will go down swinging.

You will not go down because you are doing a really good job with all of this.  When it finally closes the relief will be great.  You will have to reward yourself in some wa..go to a movie, shopping or just something to tell yourself you did a great job.

I know it doesn't seem like it but.. IT WILL CLOSE

Thanks for your comment on my blog. It truly was amazing getting to see that animal up close and in a personal way. I'm also glad my daughter got to experience it. You know my husband is a biologist. He doesn't practice that anymore, but his experience has served us well. If you look closely at the pic of him actually holding the owl, you can see he never took his eyes off the owl, and the owl never took his eyes off of Dan. Dan didn't want me taking the picture because he just wanted to let the owl go. I made Dan take the time to stop for the picture.

I didn't know Dan was a biologist. How interesting that must be.  Did you get your short sale closed?

I am looking forward to this new year. Things just keep getting better and better for our market so I think we will see some promising results.

I hope your Christmas and New Year's Eve went well. We spent New Years in Woodland Park.  The temperature dropped to 22 below zero but the fireplace, 2 dogs and a great husband kept everything very warm.

My short sale ended up failing. I tried and tried and I worked so hard on this one. We had it under contract with a buyer and it was the buyer that gave out...not because of the bank. The bank was quick to respond. My sellers ended up with the earnest money and they gave my company almost half of that. The sellers didn't want to see my company take that from me and paid me in cash. I did the honest thing. I turned it into my broker.

I just posted that experience tonight, but it seems like years ago that it happened. I've been that busy. I'm still working short sales and REOs. I'm still doing BPOs. I'm very busy, but spending a bit more time at home with my family and my garden. I wish I could give you some of the produce coming off the garden.

Do you have any good fishing stories...I need them right now.

I'm sorry to hear about your short sale. You did everything possible but we just can't control what goes on in the buyers head. Being honest by giving some of the EM to your broker wil allow you to sleep at night.  Good for you.

Chris has not been fishing yet this year.  He has tried but the wind has been awful.

He went to Spinny Reservoir when it was calm but just as he was putting his boat in the water the wind came up and turned his boat upside down just as he was getting it off the trailer. No fishing that day.

This morning he got up at 4:30 AM to go meet a friend at a lake here in Denver. Since it rains every day in the afternoon I guess they neded to start early. Chris is just not an early person but to fish I guess he is now. He is fishing with a professionl, trophy winning guy so I sure he will learn a few tricks.

I am glad to hear you are busy.  We are too and it feels so good, doesn't it?

I hope Chris caught some fish and had a great time.

It seems like the market is picking up here. We are seeing a lot more buyer activity. I'm working with buyers in the 150 price range, but my broker is dealing with several 300k plus buyers. That's great for him. That's what we are seeing, and I hope it's a sign that the market is turning around. We are still seeing a lot of bank owned properties hit the market. Prices are still going to go down.

I'm planning to go to CAR in October. I love the convention.

He caught 5 fish so I guess it paid off to get up so early. Isn't it great to be busy? Our market is getting multiply offers on properties. Depending which end you are on it is either good or bad.

I love the convention also.  It's like a mini vacation for the day. You will have a little further to travel this year and all we have to do is catch the light rail.

How are the owls doing?
