Help! MN manufactured home affixed to foundation 20 years ago, dealer long gone, no title

Our county did not require surrender of the Mfg. Certificate of Origin back then, the manufacturers rep says they gave them to the dealer, who used to toss them out, and is out of business.  Wells Fargo demanding the seller turn over the mco, to get a title at the Department of Motor Vehicles, then surrender the title before the new buyer can close their loan.  No MCO, mfgr. will not issue a duplicate on a 20 year old purchase, DMV wrote a letter to Wells stating they do not need it or want it. Wells says go to court to force a title to be made, so we can surrender it.

 Steward title says we have enough proof that the home is affixed and real estate, Stewart will write the lenders policy.  we have production run with the current/original buyer of the unit, the registration card, the county building permit, and certificate of occupancy, the tax and assessment record proving real estate and who has owned it for 20 years. A judge cannot write an order on a home with a current mortgage.  This home has been refied 3 times by major banks, who have never required this, obvioulsy this is a home/real estate. The first lender is out of business, dealer out of business.  I have talked to Secy of State, State AG, Mfgr rep, County, State Representative, and now e mailed legal counsel for Wells...any other ideas?
