   Be prepared is the buzzword of real estate now. Before we take a client to look at property we get them to sign a buyer broker agreement. We then sit down and talk to them at length about what they are looking for, time frame, price point, area, features of the home, and on and on. They hvae to be pre-approved or proof of funds. We then show them 5 perfect homes as we know the inventory in our area. As we show the homes, we ask them what they like and do not like about the house and to rate each house on a scale of 1-10 with 10 being the highest. It is then much easier to seeif the clients are truly ready to buy and what we need to focus on to meets their needs in the best way possible. This really helps close sales.

I cringe when a client wants to look at 8-10 properties. Good luck remembering what went where! My absolute limit for local people is six at a time. Out of towners are a different story.
