Dominion Valley Carriage Home in Haymarket, Reduced to $325,000

Amelia Springs Circle--it's a friendly sounding place and picturesque when you drive down the street. And this carriage home just got a bit friendlier, dropping it's list price from $339,000 to $325.000.  The carriage homes on this street are large enough that calling them townhouses doesn't seem an accurate description. They are attached single family homes.

This Vanderbilt model will sure make you glad you stopped by for a showing. Hardwood floors grace the entire main level, excluding only the mudroom/laundry room. The first rooms you notice walking in the front door are the living room ahead of you and the dining room to your left.

Step toward the back of the home and you'll find the informal, every day areas. Here you have a kitchen sporting granite counter tops, wall mounted oven and microwave, cook top and a high counter that you can just picture your guests leaning over as you prepare snacks, drinks or a meal. The breakfast nook gives enough table space for those everyday informal meals. Family room is open to the kitchen, but has a nice addition of glass French Doors that can close it off from the formal areas. Powder room and mud room/laundry room are tucked away in their own corner, not to draw unwanted attention when entertaining.

Upstairs you'll find a modified floor plan with four bedrooms instead of the standard three, and they are all very generously sized. In my personal opinion, it's a much better use of space is having a fourth bedroom than having a two story living room.  A Princess Suite sits over the garage with dramatic Palladian window and private entrance to the Jack n' Jill bathroom.

Like the Princess Suite, the Master Suite has a cathedral ceiling. In the Master, you'll enjoy a the convenience of a large walk-in closet, separate tub and shower, water closet and dual vanity. The full, unfinished basement is there to provide a ton of storage. If you prefer, finish it to you liking with the knowledge that you can add a full bathroom.

The surrounding gated community of Dominion Valley offers a ton of amenities. To begin, basic cable and Internet are included in your monthly HOA fees.  Within walking distance of this home, you'll find an outdoor pool, tennis and basketball courts and a fenced tot lot.

Drive a short distance to the Dominion Valley Sports Pavilion for a workout in the exercise room, an aerobics class or a dip in the Dominion Valley Country Club Pool. There is daycare inside the Sports Pavilion, a nice service for residents with young children.

The Arnold Palmer designed golf course winds its way through the community, starting at the Clubhouse. Here there is also an exquisite ballroom available for residents to rent for their special events, and the Palmer Grill in the lower level with indoor and outdoor seating. Make sure you check out the statue of Arnold Palmer before you leave. It was carved from an existing, inground tree stump.

Shopping at the nearby Market Square at Dominion Valley makes life even simpler.  Groceries, restaurants, and retail are less than five minutes away. And a ten minute drive gets you to the Heathcote Health Center or Route 66 for eastbound commuters.

Everything about this home and the overall community will wow you. Schedule your tour today.  At this reduced price of $325,000, this home won't last long.  Of course, the Buyer who is ready to make an offer needs to understand that this a Short Sale and subject to Wells Fargo approval.  Don't worry.  Give me 45-60 days and, as an experienced Northern Virginia Short Sale Listing Agent with 100% success in getting my Short Sale Contracts Approved, I will get this deal done.  Schedule your tour today!

Incredible listing and even better price.  I can't imagine why someone won't grab that one.  I would.

I was disappointed that a Buyer's Agent today called me at 11:41am to see if she could show the listing.  I called her back at 11:56am, fifteen minutes later, to tell her to go ahead.  Left her a message.  My sellers called her an hour later to see if they should head out for lunch since they hadn't showed and she said we didn't get back to her in time.  Her buyers were headed to the airport.  ????  I just don't get it.  If you're buyers are that pressed for time, why not make the appointments the night before, or at least pick up your phone when I call back.

Same to you, Trey.  I haven't seen much of you on Active Rain, so you must be keeping busy.   The sports pavillion at Dominion Valley is really a great amenity for the neighborhood.

Gorgeous listing, Chris Ann.  I wish I had a buyer for it because I know you know how to close a short sale.

I wish you had a Buyer too.  I know that you know how to properly prepare a buyer for a Short Sale and wouldn't bring a client that needed to move in thirty days.

Chris Ann:

This is a beautiful home. And, what a presentation you have made here.  The photos, the writing and commentary - this is a fabulous example of how to market a property. I have suggested this so everyone can benefit from this great presentation.  Just lovely!

Claudette: Thanks for the suggestion.  I don't think I've ever seen a feature with a listing.  We'll see what happens.

Margaret:  Just submitted some of these photos to L&F's relo department when they wanted local shots of our various areas for a relo brochure.  Would be neat to see them used.

That's one heck of a community swimming pool. I especially like the "shower" in the second pool picture.
