I am a tired and weary REALTOR with a questions for all of you out there who have been doing this awhile.
We have discovered some discrepancies regarding sq. footage when an appraisal was done on a home due to close in 4 weeks. What was listed in the MLS and on builders blue prints is not matching up with what we have found to be actual measurements of the building. Now everyone is calling their attorneys. I know the language on the MLS reads "all measurements are approximate" but does that cover everything? Seller reviewed MLS sheet with no comment and buyer walked thru the home a minimum of 3 times but does any of that matter?
Do we get something in wirting if it closes protecting ourselves from further litigation?
Any insights would be appreciated if any of you have had a similar issue come up! I LOVE Active Rain!!
