PALM BEACH GARDENS HOME SALES INCREASING AS PRICES REMAIN STABLE

Home sales in Palm Beach Gardens and throughout Palm Beach County increased significantly in June, 2010 while prices remained stable at 2003 levels.

More than 1000 homes sold in Palm Beach County in June, up more than 25 percent from June 2009 and up nearly 20 percent from May 2010.

Prices remained stable in June with the median price of a single family home in Palm Beach County at $232,700, about the same as it was in May and slightly less than March and April prices. 

Condo sales also increased significantly while prices in June dipped about five percent.  There were 1061 condos bought in Palm Beach County in June with the median price of $94,800 about 19 percent less than a year ago and just five percent less than in May, 2010.

Prices of both single family homes and condos today are about where they were in 2003, providing outstanding opportunities for savvy buyers.

In Palm Beach Gardens more than 750 homes and condos sold through July 2010 with two-thirds of those properties priced at or below $300,000.  In early August 2010 there were more than 1500 homes and condos on the market in Palm Beach Gardens. 

Sales in both Ironhorse Country Club and Steeplechase are significantly higher in 2010 than in 2009, but prices continue to decline.

In Ironhorse 16 homes sold through early August, 2010, averaging $137.50 per square foot.  The community's estate homes fare much better averaging $190 per square foot for the three estate home sales.  In 2009 just 11 homes sold during the entire year and those averaged $158 per square foot.

In Steeplechase, seven homes sold through early August 2010 averaging $205 per square foot.  But if you eliminate the two tear down homes that averaged $148.5 per square foot, the remaining five homes would average $227 per square foot.  During all of 2009, just two homes sold in Steeplechase, a foreclosure and a tear down and they averaged $184.5 per square foot.
