Virtual Staging for MLS Photos - What Do Agents and Buyers Really Think?

As a professional home stager we've been asked several times if we do virtual staging.  We've also been asked by virtual stagers if we would like to be trained to join the team of professionals who have mastered this art of altering photos to show the home's potential. Some of them are extremely talented and I think their work is fabulous.

We've hesitated joining this trend. Why?  Personally I think considering a buyer's "feelings" and "first impressions" are so important when preparing a home for sale.  When buyers enter a home, the first five seconds set the tone for the showing.  Is it the impression that says "wow - this is really nice" or "this isn't what I expected at all"?

Following is one real estate agent's perspective on his first experience when he showed a home whose listing photos had been virtually staged.  Perhaps if they showed both the photo unaltered along with one that was digitally enhanced it would have been a better showing?

My buyer was really excited about seeing a local house. Under agent remarks (not viewable by the public) it reads: Photos have been digitally enhanced to better visualize the amazing possibilities!

The "photo's" on the MLS have been digitally altered with furniture, paint, lamps, carpet. wood trim and repairs. NONE OF WHICH have been done in real life. The listing agent is working with some digital home stager to create an appearance of what they think the home MIGHT look like if you were to spend the money.

Under the digitally altered photo's it says this: Digitally enhanced photo! Isn't it Amazing what your decorating talents can really do!

The listing agent and the digital stager or "virtual stager" both need to put down the sniffing glue and realize that their enhanced photo's are really just ILLUSIONS.

In person, the house looks like hell. The carpet is disgusting and the walls have dents, scrapes and broken mini-blinds. The kitchen sink had a rotten watermelon in it.

It's wiser to post actual photo's in my opinion. This home needs to be advertised as a rehab or "in need of extensive work." You shouldn't be trying to "paint" something better than it is. Nobody likes deception, smoke screens and charades when house hunting.

I might add that ALL 16 pictures on the MLS were altered. This left NO real pictures for the consumer. I can only imagine what the online profiles of these two professionals must read........

That is not only an illusion, that is false and misleading advertising - especially since the consumer can't see the alert when surfing the consumer real estate sites.  Before and after photos would be great however, if you could indicate that in places that the consumer could see.

I don't know what the difference between virutal staging and photographing an occupied home and then having the owner move out.  Neither is fraud.

Not a big fan of virtual staging................it's misleading and a disappointment to the perspective buyer when they tour the home and find it nothing like it was pictured...............I'm all for the real thing Margaret.

Love that Greg Nino - he has such a great way of putting things!  While I am fascinated by the beauty of some of the product, I do believe it's misleading the buyer.  As to Damon's point, #2, wouldn't it then be incumbent upon the agent to post new photos of the vacant house on MLS?  Just asking.  Julie

Susan - I don't think it's really false advertising, no more than posting a picture of the model home and noting "similar to".  I do believe it sets clients up for a disappointing showing if there aren't photos of the actual home however.  Giving them ideas of potential is a good idea, but I'm not sure this is the best way.

Damon - I've been in many homes where the vacant photos would have been better than the occupied photos!

Roger - I'm with you, when you look at the cost differential, I'm not convinced that virtual staging is worth the expense.

Julia - I too have been amazed at how great some of the virtual stagers have honed their craft and produce beautiful rooms.  I thinkit's a great idea for design and giving your clients more than a design board!

My position then, and remains today, is that virtual staging is a recipe for disappointment.

Virtual staging could be a big help to a stager when making proposals - if clients can see it, they're probably more likely to pay for it.  I haven't tried this yet, but I have used 2D pictures for the realtor if I'm fairly certain I am getting the job.

Virtual staging pictures could also be used in the home to show potential buyers the......potential.

However, having virtual staging as the only pictures on the internet are misleading and hurt our reputation.

Margaret,

The whole reason for staging a home is so that when the buyer previews the home it makes a connection with them.  When staging a home we want to create warmth, color and excitment, so a buyer can envision themselves living there.  With vitual staging the buyer may get excited when seeing the home online but what keeps them there in the home if the home is vacant when they arrive and nothing like what they saw online?

If the home is in bad (or shabby) shape than I think the let-down after viewing virtual pics could be enough to discourage someone from writing an offer.

As a realtor I am amazed at how little clients are able to visualize and in my market they don't want to have to lift a finger to do any work to fix up a home.

If the house being virtually staged is in great shape than it isn't much different than if the sellers moved out after the pics were taken.

Interesting idea though.  I haven't seen virtual staging in our market yet.

False Advertising of any kind is a hot topic for me right now.  It's incredible and appalling how some agents that are clueless when it comes to Short Sales boast of hundreds of transactions and high closing ratios - neither metric being supported by the MLS.
