The ups and downs of open houses....

Well, I really do think that open houses serve three functions;

  • The seller is happy
  • You meet buyers
  • Brokers can send their prospects to homes without going with them

The seller is happy:

       Not really happy, but, you are leaving no stone unturned.

You meet buyers:

       I have met a lot of buyers at open houses.  That being said, in over 20 years, I have never sold THAT house during its open house. 

Brokers can send their buyers:

          Bingo!  Rather than setting up intermittent showings, this is a good way to get exposure.  Most buyers have an agent, so, let all the agents know that you are having the open house.

I agree with you on all 3 point...

I just do not feel open houses really work in my market. Plus the sellers can have high expectations and be disappointed when their expectations are not met.
