Well, I really do think that open houses serve three functions;
- The seller is happy
- You meet buyers
- Brokers can send their prospects to homes without going with them
The seller is happy:
Not really happy, but, you are leaving no stone unturned.
You meet buyers:
I have met a lot of buyers at open houses. That being said, in over 20 years, I have never sold THAT house during its open house.
Brokers can send their buyers:
Bingo! Rather than setting up intermittent showings, this is a good way to get exposure. Most buyers have an agent, so, let all the agents know that you are having the open house.
