VENICE MARKET SUMMARY / First Half 2010
Residential sales in Venice Beach, California performed reasonably well in the second quarter of 2010 with 41 properties sold in May, June, and July despite the expiration of the Federal Tax Credit on April 30th.
A total of 51 properties, or roughly 25% more sold in the 1st quarter.
Newer listings moved more briskly with 33% of all properties selling within 30 days of the listing date, and over 70% selling within the first three months.
120 active listings are currently on the market in August with single family homes outnumbering condominiums for sale by over 3-to-1.
The total sales volume of condominiums decreased 50% in the 2nd quarter from 8 to 4 units, but prices appeared to remain constant.
Average selling prices dropped close to 10% for 2-bedroom properties, and remained constant for 3-bedroom properties.
4-bedroom and larger larger properties generated gross revenues of almost 30% less in the second quarter on a total sales volume of 6 units vs. 5 units in the 1st quarter.
