 This week I have been concentrating on expired listings. In scanning the MLS I have been amazed by the sheer number of expired properties. Many of these were never renewed, they simple fell off the radar. Did the people suddenly decide not to sell? While each listings has its own tale of woe, here are a few themes I have picked up on.

1) It's the price silly--- This is the most common one. In fact most in this category cause a WTF moment. What was that agent thinking listing this home at that price? Six months to a year later, no money was made.

2) Goodness that house is dated--For some reason the agent felt it important to focus the picture on the 1970's wood paneling. And seriously, smurf blue carpet was ugly even in 1985!

3) Access---Granted the first two categories came as no surprise. But this one did peak my interest. Several homes had CRAZY showing instructions. "limited availability, owner needs three days notice". Does it take that long to move a Meth lab?

A lot of our expireds are overpriced, and some are short sales where the agent hasn't been able to get approval. Are you going to market expireds in your area?

In Sothwest Florida it is price and poor staging of the property for showings. Sometimes location will also come into play.

I search throuh MLS for expired listings and their are some pretty good properties to snatch up. I told my teacher when I took my lisc course I was going to do that and said go for it. I see Active expired active expired on the history of alot of properties.

Love the post!  Our problem is overpriced listings...  Telling a seller they have to bring money to closing is like being a doctor and telling a patient they are terminally ill.  But we've just got to do it!

Doug, Wow great post. Again. I think we all have to agree that this is the MAJOR pitfall of our business. Improperly priced listings repeatedly happening even in light of tremendous data that could prevent the mistake. How is it we stumble repeatedly? I'll include myself. I've missed it more than once.

I have started out pretty modest. In my packet I include a modified Bornio letter and a list of my closed transactions for the year.

My goal is to send 10 letters a day mostly from homes that have been expired for two weeks or more. This is new ground for me so I am learning as I go. Any tips would be appreciated!
