Rising Hope in a Falling Market

By
Services for Real Estate Pros with Classic Property Management

Despite what many of you may think, this market slump that we find ourselves in is not an entirely bad arrangement.

Now, before I start to get bombs and anthrax in the mail, let me explain!

For those of us who have decided to make Real Estate our profession, there are a few things in which we can take comfort.  For example, when the market was booming, all anyone had to do to sell a house was slap a sign in the front yard in the morning and choose from 25 offers that evening.  Obviously this sounds like a Realtor's paradise.  Unfortunately however, this also led to an influx of "Realtors" that just joined up to make a pile of money without really having their client's best interest at heart.  The kind of Realtor who, when the going got tough, had to quit!  Basically, one way to view this market is this:  A down market is to fickle Realtors, what insecticide is to roaches.  When it gets tough, they shrivel up and die.  Either that or a lightbulb comes on in their heads and they scatter!

So what does that do for the rest of us?  It removes the competition!  It removes some of the guys that give us a bad name!  Believe me, they are dropping like flies folks!

So what is another positive result of a bad market?  Rentals go up.  That is a great benefit to those of us who chose property management as our field of choice.  There are a ton of people who got into more house than they could afford by utilizing some kind of "trick" loan.  The problem is that once the market has cooled, their morgage turns up the HEAT!  They are unable to afford the house they bought and are faced with two decisions.

They can either sell their home and look for someplace to rent, or they can try to rent the place in a last ditch effort to clot their financial hemorrhaging.  Either way, that means business goes up for property managers!

One important thing to remember is that things can ALWAYS get worse.  Where is the hope?!?  Where have all of the optimists gone?  Not only are most Reators not seeing the glass as half full, they refuse to believe there IS a glass!  This is just a swing of the pendulum.  For those of us who stick it out and hang on for the ride, we will be first in line for when it swings back into fast lane.

Sheri - It would have to!  So many people got in while it was hot and have no idea how to stay in business when it cools...Oh well, more for those of us who are in it for the long haul!

In the San Diego news today, we hear real estate agents are working as baristas at Starbucks and finding other means of employment. It was bound to happen.

Roberta - Maybe you could leave them a "pity tip" on your way back to your career that they abandoned.  I am glad to see that you have hung in there!  Wait for that pendulum to swing...

Unless you were in a bubble market with ever rising values new agents were not getting into real estate in the middle of America as were the east and west coasts. Remember all real estate is more local.

Jonathan - I have not been in this business all my life, but I intend to be in it for the rest of my life.  I love what I do and I believe I do it well.  Happy clients can attest to that.

The 'grab the cash and dash' agents that blew in and blew out - what a blessing.  The served the purpose of letting the world know which of us are the true professionals - dedicated to our profession no matter the market.

Good post.  Thanks for sharing.

The idea of today's market creating a "self-cleaning oven" that will eliminate only the mediocre agents out there is nice, but unfortunately today's market is also taking out some who are not necessarily guilty of incompetence.  The strong will survive, but the strong are not always the most capable.

We're not bothered by the market too much. We do both sales and rentals, and while the sales ARE way down the rentals are booming. Let's face it, the sales market COULDN'T have continued the way it was. In my area (a small town north of Phoenix) prices were climbing steeply, lots of people were priced out of buying, investors looking for rentals were looking where the prices were better. Out market is just going back more to what it was a few years back before the zoom started. If this knocks some agents out, well, that's the way it goes. Not everyone is cut out for a career in RE.

Jonathan...

Rentals have sky rocketed in our area. I feel very fortunate to own a handful of rentals right now. Even though the tenants drive me batty I'm getting top dollar. Can't really complain about that.

We have started to advise some of the Seller's we have to turn down to rent out their property until things level off. This is not the kind of market for 'dabbling' in real estate :)

Jon, good post.

TLW, why not hire a top-quality property manager to handle the tenants?

Jonathan...

I am "The Top Notch Property Manager" :)

Actually...Property Management is actually where I got my start in R.E.

The only Property Managers I know of around here are competitors.

Hiring a competitor to take care of my personal property has always struck me as a bad idea.

Arm's length...Arm's length :)
