First-Time Home Buying Seminars?

Have you ever did a first time home buying seminar or class? Are they a waste of time, or do people really show up? I have been looking into them to see if they would be worth it or not? I have a team of lenders that are willing to do them with me. If you can please tell me what your experiences with them were, it would be greatly appreciated.

 Do you charge people to come or are they free? I am just trying to see what would work best, because I have heard if you offer them for free people will not come.

I've put several on as a mortgage lender, and I normally ask a local realtor to join me.  They're hit and miss - sometimes you get 1 or 2 good clients, other times you get nothing.

Definitely include a mortgage company as a partner when you advertise it - it adds credibility.
