Historic First for Port Coquitlam...

By
Real Estate Sales Representative with for real estate results in the Tri-Cities.

The Shaughnessy at Lions ParkPort Coquitlam’s cityscape is about to change with construction underway of, “The Shaughnessy on Lions Park”.

Scheduled for completion in late 2012, this will be the city’s first residential highrise delivering a sweeping view of the North Shore mountains, the Fraser River and the Lower Mainland through its floor-to-ceiling glass windows towering 26 storey’s over the Downtown.

Brought to you by Onni, this exciting highrise community is the first to incorporate comprehensive sustainability principles, including water-conserving fixtures, a green podium roof for natural filtration, and energy-efficient lighting systems throughout.

If you’re considering buying a new home, remember never to visit a sales office without a licensed REALTOR® to represent you and guide you through your due diligence; this doesn’t cost you a penny, but failing to do so could cost you a fortune.

John,

That looks like a very good project and your catch line is excellent.

Pam: From Vancouver Island to Mount Baker, there is no doubt the views will be spectacular. I'd like to have seen the suites and balconies a little bigger but that would have made them unaffordable for many. The starting price of $223k for 520 sf (+12% HST - rebate) still might be a tough sell. I have a 1 bedroom 724 sf listing in a 1993 4-storey building (obviously without view) just blocks away going live on Tuesday for $208,800, and without HST.

Brian: We always hope they'll be good projects but my faith in the warranty insurance programs is non-existent. In BC we still have far too many unrepresented buyers going into the new homes sales offices and going dizzy from the glitz and glamour of the show suites and fizzy coloured drinks offered by the sales person and the manufactured frenzy of the sales pitch; "...sorry we can't hold that suite, and we are expecting an offer later today!"

John,

What a beautiful high rise...Wow the prices are steep for 520 square feet.  Love hearing how every market has its peculiarities and cannot be compared to anything else.

Thanks for stopping by Ron and Alexandra.

Your comments are an indication to me that because you do check out other markets you probably have a broader understanding for your own clients to help them achieve market leadership.

Best wishes.
