I just read one of the most fascinating articles on the psychology of real estate and I had to share it with all of you. The informaiton learned from this study done by Dominion University is nothing short of suprising and will likely change the way you market your listings. 

This was the paragragh that really caught my interest and that I found SHOCKING!

Choose Your Words Carefully

"For a seller, advertising that you've recently painted your house seems like a no-brainer. But in a study that looked at nearly 60,000 residential real estate transactions in Texas, listings that mentioned new paint, new carpet and/or roof work sold, on average, for slightly less than those that did not."

Just read the article and the author makes some valid points.  In CA the seller must disclose if the property was painted during the previous twelve months--paint can cover cracks as well as shoddy repairs.

Hi Norma,

That is interesting.  I didn't know that about paint in California...and I live here! :-)  I have to confess, I haven't "practiced real estate" for many years now and am rusty.  I hope I knew that at one point. :-)
