No Foreclosures on Sunset Beach Island, NC

Sunset Beach, NCWell, there was one for 1.7 million dollars...that was the news I relayed to the nice ladies from Maryland who walked into our island office this afternoon.  Anne said that this was their first visit to the Carolina Beaches and they had fallen in love with Sunset Beach.  Anne and her sister are a few years from retirement and they had heard how bad the market is and they were looking for a bargain.  I explained it was easy to do a search for a short sale, bank owned, foreclosure, possible short sale so we chatted.  One sister was ready to buy while the other thought they might need to wait...the market might continue to decline.  The shock on their face was priceless when the Brunswick County MLS only returned one property!  Of course, they thought I had made a mistake; they didn't have to be close to the oceanfront but I quickly explained that I had searched the whole island.  I asked them if they have ever seen the Realtor commercial on television and they assured me they had.  The lesson they learned today is...markets are local.  We had a nice exchange of information and I am looking forward to assisting them.

Linda - spell that L O C A L .... in big caps.  Much of the media and many of our colleagues speak in such general terms that it's implied that the same conditions are everywhere.  I will admit that I would have a similar reaction to your MLS response - not on the count, but the price tag!  Thanks for sharing -

They did, also.  You are right...L O C A L does need to be hammered in even more.
