Since you specialize in short sales, are you willing to share where you get most of your leads? Do you use anything like Foreclosure Radar and contact people in the preforeclosure stage?  I've considered knocking on such people's doors but am stuck on exactly what to say to them when they answer?  Suggestions?

I know that you can find pre-foreclosure homes on certain websites but what do you do with them once you have the names of those in trouble?

Jenny - There is rarely a silver bullet for finding the short sale leads. We've done just about everything- mailers, Internet, print, door hangers, door knocking and cold-calling. But people in trouble with their loans rarely like to be approached about it. We've found one of the best ways is to let them come to us via the Internet. ActiveRain is a good resource for this type of marketing, but a well designed website helps as well. Also, many agents and brokers scoff at the "short sale specialist" marketing, but consumers are intelligent and know short sales are complicated. They know not just any agent can do them. In fact, many of our clients have worked with a previous agent that couldn't get the job done.

Weber Team - Once you have the pre-foreclosure info you market to them the way you're comfortable with. But I must be honest, these websites are not a great resource right now because a lot of banks aren't even recording defaults like they used to. There are many homeowners that haven't paid their mortgage in over a year that don't even show up as defaulted. At least that is what we have found.
