Buyers and Sellers-Take it Easy, all the E's can't take you anywhere

In a real estate transaction, a buyer and a seller takes an opposite role, everyone knows about that, no need for explanation.  But they both also share many things in common, no matter they agree it or not.  And lots of times it is human nature is trying to take its course:

  • Ego - There are times that a buyer and a seller can't come to an agreement of a negotiation is because each party wants to see who gets the last word.  It is human nature to compete to be the winner in any time of the day.  A real estate negotiation is about doing the best to make it happen.  Making it extra difficult to work with is not going to take you anywhere.
  • Emotion - Selling and Buying can stir up lots of emotion between everyone, but it can also blind us to see the real big picture in the transaction.  Sellers, the day you decided to put the house on the market for sale, it is strictly for business, the house is open for public to view and evaluate if your house is the best choice for them and their family.  It is nothing personal if they don't pick yours as their future home, it is probably just because it doesn't work for them and their family. Buyers, don't get attached to any house before you know your offer is accepted.  There are many choices out there, but if you are serious of one particular house, follow your agent's advice to put a reasonable offer to get it started, that will reduce your chance of being rejected.  Keep an open mind and be flexible.  One door closes could mean another door opens just for you.
  • Exhausted - Our job is to help you to go through the ups and downs of a real estate transaction.  Our experience can help us to foresee what is going to happen and avoid it happened.  If you have question, you should consult your agent, no need to bundle all up to yourself to exhaust yourself out.  We are the real estate professionals, we are here to help our clients, to guide you through the transaction.  Talk it out.
  • Easy does it - Just take it easy.  Relax, frustration is only going to make things worse.

Rita, This is great advice for buyers and sellers and especially for those who are interested in short sales that turn into lengthy, drawn out scenarios. Keeping emotions in check is most important!

Wanda, emotional roller coaster is a constant battle in today's market, it causes lots of stress to all parties involved. We have to hold the peace many times to make it a smooth sail.

Andrea, thank you.  Real estate is not like most of the public think, and I think it is important for us to explain to them what is happening behind the scene.

Anna, so many ups and downs for everyone, we have to behave our best and manage the transaction at the same time.

Nice work Rita!- it's so important to keep cool, whether you are buying or selling.  It does no good to invest a lot of your emotions- much better to use logic and common sense and a great Realtor who works hard to help!  Real Estate is a tough business these days, the best Realtors work hard to make transactions easy!  -Steve

Rita, I loved your post and suggested it for a feature.  I always tell my buyers that they should be able to have some fun buying a house.  It isn't something you do everyday.

I find that after the purchase they do tend to get stressed because of all the dealing they have to do with lawyers, mortgage lenders, utility companies, insurance companies, etc.  It is a lot of work and some people need a helping hand from us, even after we have facilitated the deal.

Judy, thank you!  Most of the stress come after the contract is executed, so many unexpected can happen, buyer and seller both do not know how to handle it most of the time, and they will call us for suggestion, answer.  I just recently told my buyer I don't like to have negative thoughts before anything happens, we can't have that kinds of thoughts, it is bad, haha.

It's really difficult to keep the emotion part out of the equation, I'm finding with our borrowers.

Mike, real estate is getting more and more difficult, and we need to make sure we have to calm ourselves down first to calm our clients down.  I am a total believer that our clients depend on us for emotional support, and it is my part to take care of that to make it easier for them to digest.

Please see my client recommendations.

I saw Julia Roberts on E Television on Monday or Tuesday night and she said something about not getting worried about everything and that "it" would all be there when you got around to working on "it."  That day I felt very stressed because I had so much to do.  Julia's words centered me.  And your words did too!  You are a great writer.  It's funny that you're talking about "E's" and I saw Julia on E Television!

Maya, you see how funny things are in our daily life, we always get that answer when we are least expecting it, and that's what makes life wonderful.  It is always full of surprises.
