Mr and Mrs Seller...You are Insane!

I tried this the other night and it worked to overcome an objection (Caution, only use if you are a little grumpy and tired) it goes something like this...

Seller, "Well Gordon our friend at the office who really knows the market and has seen our house said we can get $50,000 more than you have just demonstrated and that we should not reduce our price"

Me, "John, you are paying me $36,000 to sell your house, because you have seen my track record, you know I understand the market, for $36,000 you will not take a little advice? Do you know how insane that sounds?

Seller, pause, "Yeah ok I guess you're right, we just were hoping for more thats all, lets go ahead and reduce".

Sometimes sellers just need to be assured they are doing the right thing, they bring up the objection in order for you to assure them that it is ok to go ahead and make the decision.

It amazes me how clients want to listen to everyone other than the professional in the field. I get this from buyers as well as sellers- they believe Zillow, friends, family- anyone but the experience professional.

Hi Gordon,  My response is as follows: Will your friend gaurantee that sale price and give you the difference if it doesn't sell at that price ?
