Buyers Be Ready With the Locksmith the Minute You Close on Your House
Change the locks. That's always what we recommend to our buyers. You never know when keys have been lost, given to a relative, friend, stolen, you name it. But even more, many sellers believe they have the right to go back to their previous home after closing and funding. Some may even think it's their right even though they no longer own the home. Jane Peters give a good example of this. Here's her story.
My first-time Los Angeles home buyers just closed on their dream home in Studio City.
The listing agent and myself went over on the afternoon of closing to make sure everything was clean.
The sellers were a couple in the middle of a divorce with a small child. The wife and child had remained in the house. Of course it was a very stressful time, but the wife did a stellar job of cleaning the place.
While we were there, the buyer came by to pick up the keys, and at the same time, the wife happened by. There were some tears from the wife, but she was incredibly gracious and she and the buyer hugged.
The buyer was delighted to see that the washer and dryer had been left. It had been a long time since the contract and he hadn't realized that I had asked for all the appliances which were not countered out. The washer and dryer are about $2,300 new.
I told the buyer to get a locksmith, but who knew we should have stood there and ordered one immediately.
The next day the washer and dryer were gone. No forced entry!
