During the month of July 2007 there were fifty newly marketed properties out of the fifty, two properties were listed as in Attorney Review.

The lowest priced property is a ranch style on approx. .50 acre and has five rooms two bedrooms one bath and one car garage the owners are asking $235,000.00.

The most expensive home listed sits on approx. 5 acres of property it is a Colonial Style home with fifteen rooms five bedrooms four full and two half baths with a three car garage. The home is new construction and the asking price is $2,495,000.00.

The average asking price is $478,279.00.  There were 29 properties flagged as "UC" under contract with the average asking price of $433,643.00 and has been on the market for 59 days on average. There were twenty-six properties that closed title with an average asking price of $424,280.00 and an average sold price of $413,165.00 this represents a list to sold ratio of 97.38 percent of asking price. The average sold property was on the market for fifty-four days.

Three properties were temporarily off the market with an average asking price of $350,133.00 and were on the market for 152 days on average before being taken off the market. Fourteen properties were listed as "W" withdrawn from the market with an average asking price of $374,028.00 and was on the market for 96 days.

Only ten properties were listed as "X" expired meaning the contract between Seller and Agent had elapsed. The average asking price was $561,259.00 and had been on the market for 158 days.

Despite what you here in the news, Rockaway Township is still a strong market. The attraction to this town is a rural appearance. Yet you are close by to major transportation, Picatinny Arsenal, Rockaway Town-square Mall, Loads of Restaurants and things to do for the entire family not to mention excellent schools, and low crime.
