Communication - It's What They Really Want.  I have heard it over and over again. If there is one quality buyers and sellers are looking for in a real estate agent it's communication.

Communication takes on many faces - all of which are essential to successful real estate transactions and relationships.

-Communication - It's What They Really Want once the house is listed. Sellers need to know the competition that is selling, that has changed their price, that is new to the market, that has withdrawn from the market. Agents must communicate this information so that the seller knows how to reposition themselves as necessary.

-Communication - It's What They Really Want. Buyers expect their agent to communicate new listings, listings that are no longer available,price changes, changes in financing that may affect their prospective purchase. Agents must communicate this information so the buyer can make timely and prudent decisions about their home purchase.

-Communication - It's What They Really Want when the home they are selling goes under contract. Sellers need to know how and when contract deadlines must be met, how to deal with contract negotiating points, that their agent is monitoring the process so that their home is not just under contract - but SOLD. Agents must communicate this information to make the selling process as smooth as possible and to help the seller move on with confidence.

-Communication - It's What They Really Want  when they go under contract to buy a home. Buyers  need to know how and when contract deadlines must be met, how to deal with contract negotiating points, that their agent is monitoring the process so that the purchase of their home becomes a reality. Agents must communicate this information to make the buying process as smooth as possible and to help the buyer  proceed with confidence.

-Communication - It's What They Really Want after settlement. Yes, this is probably not the last home they will buy or sell. Buyers and Sellers  want their agent to communicate information about sales in their community and community events. They want to be kept up to date and to know that they have a professional looking after their real estate interest.

Now this all may sound incredibly simple, but the reality is that buyers and sellers just do not automatically receive the communication they expect. Just this week I received what in my mind is one of the highest compliments I can receive. My seller had bought and sold many homes and she told me that she felt I was the best agent she had ever had - why - because of communication.  There have been many occasions where I have spoken with sellers who have had their home on the market with another agent - and the number one comment they make about their experience - that they did not receive communication from the agent.

Buyers today are not always ready to buy when they contact an agent. It can take months for the purchase to finally take place - months of communication  of viable and timely information. Buyers appreciate and need an agent's follow-through to make the purchase happen.

As for after settlement, the statistics as to buyers and sellers reusing an agent are stacked overwhelmingly against the prior agent, and why - lack of communication after closing.

So true, yet I am struggling with buyers who aren't listening or don't understand right now. I am trying all kinds of different approaches with them and getting no where. Thanks for this post. They just need to be better educated. That is my job.

I made up my mind early on to be commited to this aspect of the business - it's so important.

Nicole - best of luck with your buyers - they are getting a lot of mixed signals right now. You are right - we just have to keep trying to help them figure out the best way to go.

Mark, it is kind of ironic - agents are always looking for the magic marketing tool and ways to cut expenses when they really don't have to look too far.
