Following is the 2nd qtr report on closed sales in Nichols Hills, Oklahoma. Compared are the last three years of same time activity. Sales prices are broken into above and below $300,000.
WHile sales remain similar for the above $300K homes the average price has dropped substantially although this is a small sample size.
For homes below $300k the average price has dropped around $30K or 25% since 2008. The number of homes sold in this price range has dropped by 38% which is surprising since these homes were in that range that would mostly likely use the Federal Tax Credit.
