When Can A Substitute Become the Real Thing? (Expired listings)

As most of my friends know, I love to cook.  Cooking is fun for me and I like to try new recipes.  I often make up my own recipes also.  I learned when I was very young, that if I were out of an ingredient I needed, there was almost always a substitute that would do.

Now, over the years, I have become very good at substituting different ingredients in my recipes.  Sometimes, the recipes barely resemble the original one.  Many times however, the new version is actually better than the old.  Such was the case today when I made a wonderful dessert that needed whipped cream and I substituted cherry yogurt.  It was delicious!  The graham cracker crust was also improved with crushed shredded wheat and oatmeal.  This version was much more nutritious as well.

What has this to do with real estate?  Ever have another agent show property for you? Or ever lose a client to another agency? A substitute can become the real thing when the substitute is better.  Expired listings are a good example.  Many times the second agent to list the property gets a contract right away and whether they are better or not, that is the impression the whole neighborhood has.  So get your listings extended and do not let them expire or this could happen to you. 

Our office loves expired listings.  Maybe they did not choose us the first time but we want to be the ones to sell the property.  So we will relist expired listings every chance we get.  We are actively searching for expired listings because we realize there are many reasons why a property does not sell and we can help find the solution and get it SOLD.

Expired listings can also be a substitute that becomes the real thing!

Ricki, I love your metaphor's, and probably your petite fours.  Thanks for this reminder that to keep from being replaced always be available in the cupboard when the need you. Remind them that you are there with periodic mailings. They will need your ingredient at a time when they don't remember what is in their cupboard.  Thanks  for your useful story.  Hey, can I come over for dinner?

Ricki, your graham cracker sustitution sounds really good. I'll have to give that a try.

We work expired listings too, and love them. Most of the problems have already been identified so it's easier to fix them.
