What are the most popular subdivisions in Cary, NC? Here is a list of the most popular subdivisions as determined by the number of single family homes sold, both new and resale, over the 12 month period ending July 2010. Some of these subdivisions also have townhomes and condos in them, but I chose to focus on single family homes because, well, it's my blog. :) If you click the subdivision names in the table you will see the homes currently for sale in those subdivisions.
There are some interesting results, starting with the subdivision that landed as number one. Stonewater is a new construction neighborhood in the fast growing northwest section of Cary that has done phenomenally well over the past year, during a time when new construction as a whole has struggled. Stonewater has shown that if you have the right product, in the right location, at the right time you can still sell! They have townhomes below $200k and single family homes range from $200k to $400k. It will be interesting to see how Stonewater fares in future years. While it has done stunningly well this year, it isn't a large enough subdivision to be able to generate as many sales in a year as the others in this list.
Lochmere is a perennial favorite located towards the south side of Cary. Lochmere is one of the few subdivisions in the area with two lakes and lakefront properties. Built in the 80's and 90's, it is a beautiful neighborhood with lakes, trails, pool, tennis courts, a golf course, and plenty of trees. An award winning community with some of the top custom builders at the time, it's a great community that showcases why Cary is considered a great place to live. Prices range from a low of around $200k for a townhome to over a $1 million for some of the premier homes with lakefront views.
Greystone is another new construction neighborhood in the northwest section of Cary that has done extremely well over the last 12 months. They have townhomes for sale from $200k to $300k, and single family homes from $300k to $500k.
Preston is another long time favorite subdivision on the west side of Cary. Built at the same time and in competition with Lochmere, Preston is a very large subdivision with plenty of amenities. Prestonwood Country Club is one of the premier country clubs in the area, along with a championship caliber golf course. Preston has an array of price points to accommodate most home buyers. Condos range from $110k to $200k, townhomes from $200k to $400k, and single family homes from $200k to $2M.
The Park at West Lake is a great subdivision in the southernmost part of Cary. The subdivision started selling in 2004, and has been built by a great group of custom builders. Amenities include two pools with some great play areas for the kids. While not as large as some other Cary neighborhoods, The Park at West Lake continues to grow continued new home construction. Single family homes range from the low $200k to about $600k.
Amberly is another huge subdivision located in the northwest section of Cary. This subdivision probably has the largest Resident's Club in Cary, if not the entire Triangle. The 19,000 sq ft Resident's Club includes a full size gymnasium, fitness room, aerobics room, lockers, two pools, a children's activity center, playground, sand volleyball court, and an event lawn, all managed by the UNC Wellness Center. Also, there are walking trails and a 19 acre lake to enjoy. Amberly is well represented across the home spectrum with neighborhoods varying greatly in lot size and style. Townhomes range from $175k to $500k and single family homes from $200k to $600k.
Park Village is a mature neighborhood that was built in the mid to late 1990s. Featuring walking trails and a community pool, Park Village is located next to Davis Drive Elementary and Middle Schools, which are two very popular schools in the area. With single family homes ranging from $200k to $300k it is a great, affordable neighborhood.
Oxxford Hunt is another mature neighborhood built in the late 1980s to mid 1990s. It has a community pool, and trails that lead to Bond Park, which is an outstanding park featuring a lake with sailing and paddle boats, an amphitheater, shelters, softball fields and plenty of trails. Its location close to the center of Cary makes it convenient to pretty much anywhere you need to go. With a few townhomes in the $120k to $130k range, most of Oxxford hunt is comprised of single family homes in the $180k to $300k range.
Harmony is a fairly new Pulte subdivision being built on the west side of Cary which began selling in 2007. Harmony has a clubhouse, pool, wading pool, tennis courts, and kids playground. There are a number of neighborhoods within Harmony with single family homes ranging from $275k to $600k.
Cary Park is the first subdivision that was built in the northwest section of Cary. Cary Park boasts a 28 acre lake with bike and walking trails, as well as a great clubhouse and community pool. With home sales beginning in 2001, there is still new construction in some neighborhoods, showing the subdivisions enduring popularity. Most Condos range from $100k to $180k, with a few luxury condos in the upper $200k range. Townhomes range from $150k to $200k, and single family homes range from $275k to $1M for some of the lakefront properties.
