Moisture conditions are reported on by Home and Structural Pest Inspectors. Moisture entry into a home may lead to wood destroying organisms entering in a home. Moisture is the largest culprit for attracting wood destroying organisms, or WDO's. Evidence of moisture past or present will be taken seriously by Eastern WA Home Inspection, LLC and should be investigated thoroughly.
Moisture can be found in many locations from the attic and crawlspace to bedrooms and bathrooms. Moisture conditions are the enemy of our homes. Some times evidence can be easily found as is the case with the photo to the left of a Moses Lake Home.
The photo shows the staining below a window. If moisture is allowed to continue in this area the sill will continue to deteriorate. Creating a a scenario where rot fungus or even wood destroying insects may get a foot hold on the home.
Other areas also have moisture conditions, these are not so easily found, on the next photo we can see water is intruding into the crawlspace. The home was of recent construction and was in very good condition. If a Moses Lake inspector had not entered the crawlspace this would not have been detected .
This moisture creates an environment that WDO's love. The photo shows that even in a home that looks great hidden conditions can be waiting to cause damage. This issue was easily fixed and the reporting of it likely saved the Grant County owner/buyer thousands in damages that could have developed if it was not identified.
It is the Home Inspectors job to locate these issues so they can be repaired before the costs start to escalate. Attention to the moisture issues will save home owners money in the long run.
