"Five dollar an hour work" - My venting for the day.

A well respected real estate broker recently told me that he DOES NOT do the "five dollar an hour" work because it just does not make sense to and that he has people who handle certain parts of his transaction.

While this in theory is VERY smart business sense and I myself subscribe to this thinking, if the people doing the "five dollar and hour" work DONT do their job or drag their feet, or don't respond to inquiries, then what good is it having them there? I'm not big on micro-managing but I believe in following through and making sure the job gets done. If it doesn't get done then you need to find someone else to handle the little things or just do them yourself because there is no room for error in this business.

Manny,

I prefer to do things myself, that's how I know for a fact that they will get done.  That $5 an hour work leads to thousands of $$$ if done correctly.

Manny - AMEN!!!  I couldn't agree more.  From personal experience, I can tell you how extremely frustrating it is being forced to work with some mega producers, over-worked, minimum wage, stressed-out, rude, obnoxious, unlicensed flunky minion assistant.  Don't even get me started on how the clients feel about this particular practice either.  I have had clients calling me up crying that they can't get a hold of their Realtor and the peon assistant won't let them talk to the Realtor.  SERIOUSLY FOLKS!!!  This is how you want the client to be treated?

In life if you pay 5 an hour that's what you get. Raise the level and the bar and that's what you will get.

Very appropriate as I found myself with my head in a vent hood this am trying to get the model number.  I have had those people doing $5 per hour work and you know what, they don't do it, or don't do in correctly.

I agree completely Manny! Delegation is a beautiful thing when it goes to the right person it makes life a little easier.  However, when something is delegated to the wrong person it is absolutely ugly and makes life even more stressful.  I guess the question becomes: if the the risk is worth the reward.

MANNY: I agree totally with you. I find if I do not have someone who is serious about assisting me and doing the projects and tasks I need done, I find myself doing more work keeping in constant touch with what is being done or  is not happening.  Since I do not want more unnecesary work I find I will do the job myself and it will be done to my standards,

I think as a Realtors our job is to do whatever it takes to get the job done, even if it means the little $5.00 hr work. I will pull my sleeves up and do what it takes to get a deal done.

I completely agree with Faina and her comment above about little work leads to big work.

I had a client come in to the office one day who was pawned off by another agent. He wanted to list a dilapidated home in one of the worst areas of town. The gentleman's appearance was far from pleasant. I could see where he would be questioned by others.

Long story short. The deal almost fell apart because there was an old burnt down structure on an adjacent property that was within 4ft of the property line. It had to come down for loan purposes or risk losing the deal. Keep in mind this deal was going to pay out next to nothing at closing as I was crediting buyers for new appliances. I threw on some stomping shoes that were in my trunk and the property owner and I spend a couple hours knocking over the structure in accordance with the loan conditions.

6 months later, I listed and sold a 16 unit structure owned by this same individual having both buyer and seller.

Whatever it takes...
