You really have to mind your p's and q's as a realtor. There are many,many rules to follow, official paperwork to file and regulations to observe. Break a rule and you could get hauled off to Real Estate Jail. No,no...only kidding, there is no such thing as Real Estate Jail. But there is the threat of real jail. Some of these rules pertain to actual felonies. Also, you could be sued for lots of money...or worst of all you could lose your l.icense. I knew a man once who lost a license. He could not resist one more deal even though it was slightly illegal. This silly man lost license forever that had earned him a small fortune over the years.
Stories like the one above keep most real estate agents on the straight and narrow. It was a tremendous amount of work just getting that license to begin with, hours and hours in the classroom, weeks of study and one of the hardest tests I have ever taken. The thought of losing it is not a pleasant one.
Of course, from the consumer's (your) point of view, all these rules and regs make a lot of sense. They offer you real protection while you are making one of the biggest financial decisions of your life. The rules don't make selling real estate any easier, but they do make it easier to sleep at night.
