Protect yourself and spend $30 bucks and fix that front step

Friday, while showing a home, we were walking up the front steps and I almost fell all the way through. This property had serious signs of deck and stair problems as we walked up the home. My client and I decided not to check the deck and walked very carefully to the front door after that.

Now, had I fallen through and really hurt myself, that home homeowner would have probably had to pay a $2500 deductible to his homeowners insurance policy for my medical bills. All because he didn't close the deck or spend $30 to fix the steps to the house.

The other problem that would have happened, had I gotten injured and an insurance claim had been filed against the home, the home would be very hard to sell and insure had a buyer tried to purchase the property. The reason for that is the claim would have been put on the C.L.U.E. report, which every insurance company would have seen before insuring the property.

The report would have shown it wasn't a normal accident that caused the insurance claim, it was the condition ofthe home.

So, home owners, please, for the safety of visitors to your home and for salability of your home, please fix the little things that are easily repairable and can really hurt a visitor to your home.

Good call!  Especially when it is a tiny cheap little fix like that!  You are right, you could have caused major problems fo the owner had you milked the situation.  Fortunately, you are a bigger man than that!

Jonathan - I wouldn't want someone doing that to me, so I can't do it to someone else. But, you and I both know that if it had happened to the wrong person, that they would be driving a new car right now.
