Effective the end of September 2010, the FHA premium is being reduced from 2.25% to 1% which may seem like a good deal. However, the monthly premimum fee charged to the borrower is being increased to 1.55% basis points. What does this mean to a buyer? Your will need to qualify for the increased monthly loan payment. Remember, HUD will allow sellers to pay up to 3% in closing costs. FHA is doing this to increase it's required reserves to fund more FHA loans. The work around? Put more money down or use the ANDP program below.
