Data used is median sales prices in the area - for either current to 3-months or 4-6 months; by house square footage ranges.  In the gray boxes in the difference between the 2 median prices per the adjacent ranges.  Here we see the difference in price per square foot (on average) is $39 and the amount of price increases per day (on average) is $6.60.  Below we see most of the current listings are short sales, but most of the sales are the REOs.  The percentage of short sales has doubled over last year, and now there are three times the number of standard sales.  Standard sales pull the highest prices, and the short sales take the longest time to sell.  We see homes are selling a little faster now and prices on average have moved up.

Looks like a great set of statistics.  Hemet and San Jacinto are still great places to get a great house for a good price.

Thanks for your comments Stefan & Jean.

Of the areas I am tracking Hemet / San Jacinto seem to be holding up the best, and they were a little slow getting the buyer's attention.  I have always felt their problem is the distance to a freeway.
