Alzheimer's Awareness Walk/Run Successful It was a beautiful cool morning on Saturday, June 14th, 2014 when about 200 runners and walkers plus business and organization exhibitors demonstrated their support of Alzheimer's Awareness at Visalia's Plaza Park.  The Senior Living Network Alzheimer's Walk/Run proceeds benefit three wonderful non-profit organizations: UCSF Fresno Memory Center, Alzheimer's Foundation of Central California, and Porterville Adult Day Services. There are approximately 65,000 families that are touch by Alzheimer's in the San Joaquin Valley! I was a proud volunteer, receiving more than I gave,  personing one of the water tables a long the route.    Virginia DeanRealtorKeller Williams Realty(555) 972-3103Are you looking to Buy or Sell a Home in the Visalia area?

I Am So Excited is the opening my new broker is using to announce her new Real Estate Brokerage in Visalia, Califonia. I am using it as well because the same holds true for me.  When I decided to leave my job at the County of Tulare, and get my Real Estate License in my third market, I really wanted to be part of a team, assist some great agent or agents.   I was encouraged to lead generate and do my own business instead. I have done and will continue to take care of my friends and their Real Estate needs, but I really wanted to be part of something bigger, something greater. The spirits aligned and the Universe delivered on August 10th of this year when I was offered the opportunity to be part of the Musgrove Real Estate Group. The Broker/Owner is Jodi Musgrove, a talented and successf...

I started visiting Active Rain in January of this year. I don’t remember exactly where I first heard about it, but once I found it I knew I wanted to be a member.       In the almost 6 months I have been waking up with the rain, I have learned an enormous amount, laughed a lot, and most importantly have been inspired and encouraged by the wonderful group that plays in the rain.   I feel like I know some of you, as I visit your blogs at least once a day, to see what you have to say to me today.  I have commented, reblogged and book marked on a regular basis.  I own two books written by rainer’s and am sure will read whatever wisdom I can get my hands on.   Well Rainers, today, with the whopping point total of 31,147 I have become number 1 in my town and number 1 in my county.   I alway...

I was reading this news article that I saw yesterday in our local paper, I had posted the link to my facebook page since it is good news for our county and state. I thought I would post it here on Active Rain too.  Tulare County, where I live and work has double the percentage of underwater mortgages than the national average. This program can help alot of families, so if you know of anyone who could benefit from Keep Your Home California, pass the word on to them to check it out.  The article even quoted an agent and my personal "short sale" coach, Susan Renteria of Keller Williams Tulare County. Check it out yourself at: http://www.visaliatimesdelta.com/article/20110311/NEWS01/103110314/1002/news01/-2-billion-upside-down-homeowners

Now to many, this may not seem like an accomplishment.  I just started weighing in at #3 after writing a couple of blogs.  I know my County (Tulare) need to get up to speed on what this has to offer, and I am suggesting it alot to other agents, my team leader and my broker. I really want to do quality blogs, just not compete for points, I just had to beat thain.t one because I have never heard or seen their prescence.   I will be a regular AR blogger and reader/learner. I love active rain.

Real Estate Signs Do they Direct and Assist Or Do They Clutter and Irritate ?   Our town, Visalia, CA. located in the produce rich San Joaquin Valley, has been having an ongoing debate about Real Estate Signs.  There was a sign ordinance that was pretty restrictive for Realtors and Home Builders.  It made it difficult to advertise new homes and to direct potential buyers to subdivisions and open houses.  Our City Council just approved a new sign ordinance that seems even more restrictive.  You can see the article courtesy of the Visalia Times Delta here: http://visaliatimesdelta.com/article/20110209/NEWS01/102090317/builderssquelchedbyvisaliasignslaw   I agree that signs should be managed well.  They should not cause traffic hazards or impede vision of drivers and need to be pick...

I have lived in seven states in my life.  Born in NY, grew up in CA. and crossed the country and back again while married and raising a family.  Everywhere we lived was interesting.  Each location had it's own advantages and disadvantages.  I feel blessed to have had that opportunity. When I moved to Visalia, CA. 5 years ago, most likely the last move of my life, I am sure I acted like a child who found joy in some very simple things.  My last address was in Scottsdale, AZ. and while it was one of the most beautiful places I lived, it was more like living in a resort rather than anything else. My first spring in Visalia I was introduced to the beauty of the fruit trees in blossom.  My partner drove me around the area, giggling as I was in awe of all that was usual to him.  I took pi...

Choosing the right real estate agent to Sell your home In June of 2010 fellow agent listed a home for sale in Visalia, CA for one of his neighbors. They were undergoing financial difficulties and were unable to make their mortgage payments. No longer being able to afford a home they decided to list the property as a short sale. They decided to relocate elsewhere knowing that eventually they would end up moving. I believe they moved out of Visalia into some other city here in California, somewhere in LA county. The home was listed. Price was set. The homeowners were on the path to avoid foreclosure. Necessary documents had been gathered. Days later the agent recieved a call. The homeowners decided to list the home with their nephew, not a real estate agent in Visalia but somewhere in Los...

3 year old boy Drowns In Abandoned Pool in Visalia, CA   I was reading the local paper, Visalia Times Delta, and I learned about an unfortunate tragedy that took place over Memorial Day this past weekend in Visalia CA. According to VisaliaTimesDelta.Com on Friday May 28, 2010 a 3 year old boy went into the neighbor’s back yard and drowned in an abandoned pool. The home next door had been abandoned for about three months and the pool was looking green.  -----Not actual Pool Had the pool been drain then this incident would have been avoided.   If you know anyone, anywhere, who is thinking of abandoning or leaving their home vacant please advice and urge them to drain their pool so a tragedy like this can be avoided.     Jesus Sotelo Carrillo Century 21 Jordan Link Dre# 01874066 559-334-...

After finishing our REO panel last Friday morning there was a lot of great information flying everywhere,  there was one thing that stuck out in my mind.  Eric Silva Tulare County's top REO agent said "If you want to compete with the cash buyers that the FHA 203K program is probably the best way to do that".  He said that the asset managers along with the selling banks really like these programs because they know that the repairs will be done after the close of escrow and there isn't going to be any surprise repair request from that buyer. With that knowledge, it was time to figure out what the guidlines are for these streamlined FHA 203K loans. Below you will find all the info you will need to navigate one of these loans. Good Luck! •·         A Streamlined 203K loan is figured into ...
