If you wonder if short sales work - here's another closed short sale in Nixa.
I've only worked this listing for 10 months, but after several offers fell thru, the buyer's of this home opted to hang in long enough for two banks to give their approval on a short sale.
It's hard enough to get a fast approval from one bank. But to coordinate two banks at the same time is stressful and really tries my patience.
Thanks to everyone for staying the course and making this closing a success:
- The buyer - for hanging in since the middle of March
- The Buyer's agent - for not calling every day to see if we had any news
- The Buyer's Lender - preparing the loan months in advance and closing fast
- The Seller - for having confidence in my ability to save their home from foreclosure
- The Title Company - for changing so many HUD1 statements and making sure the title was free of any liens. Without the title company, so many fees woul have been absorbed by me.
And my family - for letting me blow when things weren't going my way. These short sales are really time consuming, but well worth helping sellers get back on their feet and be able to buy a home within two years.
