SEO Is Not For Wimps- The Down and Dirty of Getting To The Top With Staying Power


Have you ever done the happy dance when you get your Active Rain post to the top of Google's page one for your particular keyword phrases only to find yourself completely off Google's radar a few days later?   seo for agents

First of all, let me share a little listing presentation secret- when you do find yourself at the top of Google for anything you do- take a screen shot of it right away! Then you take those screen shots and you put them in your listing presentation folder. Nothing is more embarrassing than getting in front of a seller to show off your top spot on Google only to find out in front of the seller that you are no longer there. 

The fact of the matter is that you should be on page one of Google for all of your long- tail keywords and most of your mid-tail keywords and some of your short-tail keywords. 

Many of you are on the top of Google page one but is that making your phone ring? 

When an agent calls me to go over their website and request a makeover of their blog and website- the first thing we examine is their market, the demand for their market and the keywords in play. 

  • The most common mistake we see across the full range of websites and blogs is a lack of focus on a particular niche market

Once we determine the audience, (the target market) we go and check out the competition for that same market. Using some really cool free tools we can see what our chances are of getting your site up to the top spots on Google and other search engines. 

  • The second most common mistake is the keywords that agents blog with and pepper their sites with are keywords that no one is looking for or that the price point of those looking for that keyword result is too low to make a good living. 

Again, we check out the competition's keywords and look at their source code to see what they are doing wrong. The best ones to go after are the lazy agent sites or the sites where the agents paid some SEO guy to do their keywords, title tags and description tags for them. I have been seeing some real winners there! ( sarcasm). 



If you are falling off of page one on Google it is most likely a linking problem. The inbound links to your post or your site or blog is a heavy weighing factor. Google considers this strongly when they place you where they place you. 

  • Make sure your title tag is exact to your keywords. 
  • Make sure you have anchor text links in your post. 
  • Make sure that you link from your Active Rain blog to your website. 
  • Make sure you add images and alt 1 and alt 2 tag those images. 
  • Make sure you use your keywords again in your post or article. 

The more you write blog posts, the more content you add to your website, the more you will gain links to you naturally. Google likes natural.

What I am super excited about is that I am finishing up some advanced SEO courses I am taking right now with some major players who really know their field. I am a sponge for learning how to market online and the goal of course it to get better and get more results.

Andrea- That is what it is all about. 

The biggest obstacle is what to do when you get busy with the business you generate from your SEO. Agents live in a feast or famine mode because of improper planning, lack of automation and not delegating. You have to keep moving forward even when you are busy. That is the rub. 

Congrats on the million + buyer! Realbird is the BEST tool to get buyers fast and GOOD buyers. I can not tell you how much better qualified the realbird leads are compared to all the others we get aside from those that read our blog. Katerina

I'm short on time this morning but definitely want to do the  SEO to the Top course - am I right in assuming it is a video/webinar-based course - self-paced?  I want to sign up, but am leaving for vacation in less than 2 weeks, gone for 2 weeks, home for 3 weeks and then gone again for a week.  Will sign up for the course as long as I don't have to be anywhere at any particular time in the next few weeks.

Susan- You go at your own pace. It is in video format now and you get sent a link via email once a week. You can also tell Leslie, our VA, that you don't want the link in a certain week like while you are on vacation. Actually it will be a great time to take the course, while on vacation:)

Isn't that the truth! Right now I am scrambling to put systems into place to handle leads and processing. Automating and delegating are the key, but they are almost as difficult as learning about SEO.

Rich- You ain't kidding! I have never been good with follow up, that is Nestor's strength. But this building a list and converting the traffic into the list and then into paying clients is not easy! Automating the right way is not easy either. I am taking a lot of courses lately on how to do all the automating and delegating part and setting up systems. But once you set it up, it is easy after that. I am exhausted from developing these systems, sometimes you want to just say, shucks, I 'll just do it myself, but then we know where that leads- to the comment I made! Katerina

Lanre- I have a mac so it is a piece of cake to take the most awesome screen shots, then I drag them into my mac pages editor or my mac keynote program, from there I can do the coolest arrows and such, I take the screen shot by clicking shift, command, 4. Then I drag the box over what I want to take the screen shot of. Fast, fast, fast! 

Before I became a die hard mac fan and had to suffer through using a pc- I used SnagIt. That is the best software and you can do tons of stuff with your screen shots in the Snagit software. Hope that helps. Katerina

Lanre -- I will answer your question. I have an old version of Snagit from Smith Micro. They have a GREAT variety of solutions. I run Snagit 6 and I like that version and I am not upgrading. I start it each time I reboot and I use it until I shut my systems down. It captures the transactions in my bank accounts to a printer so I can update my check register. I use it to capture satellite photos and topos for my listings. I use it with my graphics program (Corel Draw) that allows me to draw on top of my photos and screen grabs. I use it to capture the views that I see on the web. I use Snagit ALL DAY LONG!
