Typically the insurance company will pay the replacement cost of the home and that will hopefully pay off your mortgage - even on upside down short sale deals.  We will need to obtain a copy of the engineering report that gives a full detail of the damage and the soil underground.  It's a nice thick booklet (and hopefully a CD) given to you after the insurance company has sent their inspectors out to do soil studies.

Sinkholes are naturally occurring in Florida due to our high water table and underground aquifer.  As water drains or drys up underground, soil way down below the surface can settle - often small caves and crevices collapse.  This causes the soil above it to settle a few inches or feet thus causing a sinkhole.  If there is a structure on the ground surface, it can cause damage to that structure.  The obvious signs are stair step cracks on the exterior concrete blocks; cracks around the base boards, ceilings, and windows; and driveways / sidewalks with large sunken or cracked areas.

Many of these homes are located in the sinkhole belt just north of Tampa in Pasco, Hernando, and Citrus Counties.  The other major sinkhole area which is where we specialize in is the St Johns and Wekiva River Basins which feeds around the cities of Orlando, Kissimmee, Ocoee, Winter Garden, Apopka, Altamonte Springs, Longwood, Winter Springs, Lake Mary, Deltona, Debary, Orange City, Mount Dora, Eustis, and Ocala.
