How much home can you afford? How do you start the home buying process?

If you are looking to buy a home and would like to use a mortgage affordability calculator, please visit this website:  www.jeanacowie.com/what-can-you-afford-.asp

After entering some information, such as your annual income, monthly debt & cash downpayment, this website will give you a rough estimate of the house value you may qualify for, including the monthly principal & interest cost.

The next thing to do, is speak to a morgage representative to get pre-qualifed. If you are in the Bergen County, NJ area and do not have a mortgage representative, you can call Peter Calautti of Residential Home Mortgage cell 201-264-5813.  There is no cost and no obligation to get prequalified for a mortgage.

The next step is to call a real estate agent and start your search. If you are looking for a real estate agent in Bergen County, NJ, feel free to contact Jeana Cowie via email jmcowie@optonline.net or cell # 201-982-2200.

I know to us in the industry this makes perfect sense. I just can't understand why buyers go at it completely backwards. They want to see homes first and the figure out if they can afford it. No matter what anyone says it's nothing like buying a car.

Oh yeah and when filling in the form, don't forget to be truthful.  Sorry Jeana, I just had to toss that in.  Sometimes people's wants get in the way of reality.  In the buyer's best interest, following your advice would serve them well and save time and money in the process.

Victor - I know, it is actually pretty silly.

Charita, I know & I agree. I love people that "round up their income" when speaking to a mortgage person, or say their credit is good, when it is not. They are only hurting themselves by not being 100% truthful about their situation.
