Home Selling Tips in Murrieta, CA: Selling A Home - Your Photos Can Make A Difference.
If you’re selling a home, I believe that your home’s images make the first (and probably most influential) impact on potential buyers. Too many times I’ve seen listings with just one image... and it was a terrible image. If you want someone looking to buy a home to choose your home over all the others that they view on the Internet, then you need lots of good quality photos.
So what I decided to share today is the impact of using quality photographic equipment. Below are three photographs. All three images are taken from the same location, using the same angle and the same indoor lighting, and all target the same object... the pool table’s cue ball. (That's the white ball.)
This first image (above) was taken using my mobile phone’s built-in camera. No flash was used, just the room’s indoor lighting. Yep, you can tell it’s an image of a pool table in a game room. And that there’s an adjacent room in the back. But the game room is dark, the overhead lighting is harsh, washing out the pool table’s color, and the game room’s details are difficult to see. I consider this a poor quality image.
Now take a look at the next image.
This second image (above) was taken using my Olympus Stylus digital camera, with the flash turned on. This is a dramatic improvement over the image produced by my mobile phone. It’s much easier to see the room’s detail... including the bar stool on the left, and the picture hanging on the wall to the right. The lighting is also much softer and more complimentary. The walls no longer have the greenish tint that the phone’s image produced, and it’s much easier to see the Persian rug beneath the pool table.
Then we have the final image.
This final image was taken using my Nikon D40 digital SLR camera with SB-400 flash, using an 18-55mm wide-angle/zoom lens. This image looks even better than the one taken with the Olympus Stylus digital camera. The lighting is much better, where the colors of all objects are easy to see. Plus, the wide angle lens (I used its widest setting) lets you view a lot more of the room, including the two bar stools on the left, and the two pictures hanging on the wall to the right. Not only can you see the Persian rug, but you can clearly see the room’s wood floor.
I’m a real estate broker who wants to represent my client’s home in a fashion that is flattering. Your home's photographs are the first impression you make on home buyers. Which means that your photographs can make the difference between a potential buyer deciding whether to take a closer look and visit your home in person, or just click on by to the next listing.
BTW: The Olympus Stylus digital camera sells for about $200. The Nikon D40 digital SLR camera with SB-400 flash and an 18-55mm wide-angle/zoom lens sells for between $700-$800.
