Adding Value to Your Home

As Realtors, you're aware of what typically adds value to a home and what doesn't!  You walk the tightrope between personalizing your home to add more enjoyment, but not making something so specific your future pool of potential buyers turns into a mud puddle!

This year has been a big year for us in applying some of the lessons we've learned to the exterior of our own home.
Updated Deck

Earlier this year we replaced all the deck railings from a wood style
to coated aluminum and added pre-cut decorative top rails and pre-made post caps.  Definitely a do it yourself type job within our capabilities.  We also changed the color of our deck's stain at the same time.  Perhaps not a case of adding significant value to the home, but the cosmetic appeal is significantly improved!

But for our next project, we definitely needed professional help!  We hired a local company, Creech's Lawn and Landscape of Lebanon, Ohio after an extensive screening process through a number of possible contractors.  We started with a grass patch between our large back deck and our smaller utility room entrance deck, and they've transformed the space into a remarkable flagstone patio with firepit.

Short of a little additional grading, landscaping and adding the steps back to the two decks, the project is complete!  The work crew has been highly professional and we wouldn't hesitate to recommend Creech's for anyone considering having some outdoor landscaping done!  Overall, we think this project has added value to our home!  Perhaps it might not be a dollar for dollar exchange, but close!

Tish, We're surrounded by woods.  Very pretty when everything is greened out!

 

Jenna, The patio is actually the easier of the two projects we have them doing.  They've also removed our front porch and walkway, replacing with a similar flagstone porch and sidewalk/stairs.  Very nice, but not yet complete.  The front yard looks like the aftermath of a mud pit battle though! 

Been awhile since I'd heard any Don Henley!

Dawn, Significantly better than the old look!  We have no shortage of wood from fallen trees around us to fuel the firepit when it's time.  For now, it's still a wee bit too hot!

Margaret, The projects have been awhile in the planning stage.  Liz has been collecting ideas for months, and finally in full implementation mode!  It will be nice when everything is finally complete, and the changing leaves here are nice.  Fall will be here before we know it!

Thanks!  We have either deck or patio now from corner to corner on the back of the house.  Other than the highway noise behind the woods, it's pretty quiet during the spring and summer months.

Janice, The patio for sure!  There's no comparison to the plain grass we had between the two decks before.

Wow! It looks really good! My parents are going to have to replace the huge deck out front of the family home this year.  Well, probably, it has needed replacing for quite sometime but it's so pretty you hate to tear it up! It has this HUGE old, gorgeous oak tree right in the middle of it and we don't want to damage the tree, but its roots are causing the deck to buckle. I'll have to show them your pictures to get them motivated. ;)

Phly, got home today and they'd added the dirt around the edges, river rock under the smaller deck, and seeded the grass!  Home stretch!

Liz & Bill - Wow, your backyard looks awesome.  I tend to find myself doing improvements that won't bring value, but helps the overall appearance of the home.  Like changing out door knobs, replacing smaller baseboards for larger ones and adding crown molding.  I won't necessarily get that money back, but my house may sell faster because of it.

Michelle, We've done all those things too!  There's not an original knob left in the house!  Retro glass knobs for the doors, new pulls for the kitchen cabinets and drawers, bigger baseboards, crown molding and window trim and door trims throughout.  It definitely adds to the Wow factor.  We don't have the biggest home, but our country setting amongst the woods, the new porch, patio, etc, should make for a quick sale... someday.  We're not leaving yet!
