The Forgotten Rooms When Staging Your Home for Sale: The Garage

Many home sellers think that it's perfectly okay to leave their garage "as is" when selling their home, or worse, think it's okay to move items out of the house and stuff them into the garage in an effort to declutter and minimize furniture and personal items.

Well, it's NOT OKAY!  The garage is extra square footage and should be treated just like any other room in the house when staging it for sale. 

It should be shown to it's highest and best possible use - to store and shelter cars most importantly, and secondarily, to store and shelter tools, hardware, sporting equipment, etc.

It's NOT to be used to store furniture and other items that should be discarded, given away to family or friends, donated or stored offsite in preparation for your move.

A clean, neat and sparse garage will tell the buyer he has plenty of room to store his car(s) and tools.

Here are some specific stips for staging your garage when your home is on the market:

1. Get Clean - A garage must be clean.  Just because it's a garage and is quasi indoor/outdoor space, doesn't mean it's okay to have dirt, debris, leaves, dead insects, oil stains, etc. 

  • Begin by removing everything from the garage (this will help prepare you for the next step). 
  • Then sweep the floor and brush cobwebs away from corners and ceiling.
  • Remove oil stains with TSP cleaner purchased from your local hardware store.
  • Hose the or powerwash the floor it if there is adequate ventilation to dry it and the temperature is above freezing. Or at least mop or scrub the floor.
  • Painting the floor, walls and ceiling, makes the garage seem newer and cleaner and tells the buyer you must really take care of the rest of the house. 
  • Wash the windows, if any, and make sure all bulbs are in working order.

2. Get Rid of the Clutter - don't use the garage as a dumping ground for all of the items you've so proudly removed to stage the interior of the home. A few boxes or plastic bins of items are fine, however.  Begin by removing everything from the garage in preparation for cleaning and/or painting it.  Separate items into Keep, Discard, Donate or Give Away. 

3.  Get Organized - For those items you are keeping, organize them into categories such as tools, lawn and garden equipment and supplies, paint cans, seasonal items like beach chairs or holiday decorations, sporting equipment, etc.

Here are some suggestions for getting organized:

Pegboards or slatted walls and hooks

 

Plastic shelves and bins

Tool organizers 

Sports Equipment Organizers

 

Overhead Storage Systems

Great point Donna, a garage should be a place to park a car.  I rarely see one used for that purpose.

Donna- You bring up a very good point.  I have seen garages that were almost impossible to walk in.  How your garage is cared for is a reflection of how you maintain the rest of the house.  Washing and painting are projects that many don't think about but do make a difference.

Fabulous post-I also recommend UNITS portable storage for the furniture I remove-it looks terrible stuffed in the garage.

We don't have basements, and our attics are too hot to store things, so the garages usually get filled up quickly here.  I love a well organized garage, especially the ones with the coating on the floor.

Hi Donna, as Cindy mentions in TX basements and attic storage when selling is not an option.  I too love a well organized garage (wish I had one myself!) & only as a last resort for budget purposes is it recommended to use our garages as storage. A better option is a storage unit or even a POD and even better is get rid as you suggest!

Great tips, I absolutely agree that the garage is square footage that needs to be staged, too.  A neat area of boxes that are clearly set up for moving is fine, but not too much.

Donna - You are absolutely right.  You can't step foot into a majority of the garages I see unless the home itself is vacant.  This is definitely the forgotten room and shouldn't be, I've told clients to rent a storage unit if they need to store non-garage items.  Space sells, clutter does not.

It is so hard to convince sellers that the garage really does matter.  My own garage probably more closely resembles the first picture :-), but my home is not on the market!!  It was sort of a relief that the organized photos were not from your own garage.  That really would have put me to shame!!

This is such a great post.  I guess it really applies to both the basement and the garage.   You're right, it is a reflection on how well the home is maintained and what is often a liability could easily be turned into an asset.  And, at some pt they'll move anyway and have to get rid of that stuff.

Cars? In a garage. Ours has a boat, a ton of fishing and lawn equipment, and my riding mower. The only time my pickup has been inside was in the winter when the temps got down to zero.

But... you are absoutely right. The garage should show that it COULD hold a car or two if the buyer was short on boats, lawn mowers, etc. to fill the space.

We don't have basements and most homes have little storage. When I can I get my sellers to rent a storage locker but alas most of them use the garage. I try to get them to at least stack the boxes neatly in a corner.
