One of the most important things you can do when preparing a home for sale is to ensure you give the home an open, spacious feel. This can sometimes be difficult because most of us have too much stuff! Now it's great to have those things you love and those you just can't live without when you are living in the home. It's not OK when you are selling the home. When a home is packed full of things that have accumulated over the years, it begins to appear and feel "small and cramped" to potential buyers. A general rule of thumb for home staging is to remove about 50% of what is in each room. Careful though, don't remove so much that the home looks cold and sterile.
Concentrate on a good walk through flow from room to room and within each room. A general rule of thumb is to have a minimum of a 3 ft wide walk space.
Remember too that you can try different pieces in different rooms. Perhaps your master bedroom needs a comfortable conversation/reading corner; use those chairs that are crowding the living room! Or maybe the dresser in the bedroom is too big and makes the room look cluttered. Perhaps it would work wonderfully as a hutch in the dining room. BE CREATIVE!
For instance, this living room felt small, cramped and crowded due to the amount of furniture (and stuff). And the Family Room shown below acted as storage for miscellaneous pieces of furniture.
We were able to downsize the amount of furniture and other items and rearrange the furniture in the living room to open it up. We used the left over pieces in the bare family room.
