Does Your Listing have the Shelf-Life of a Twinkie?

No showings before 12 noon or after 5 pm.  When I was scheduling this I wanted to say, no wonder your listing has been on the market for 625 days over the past 3 years without selling.

My client works these hours as do most people that can afford to buy a house.  No problem, I called my client and he agreed to meet me at lunch at the house.  So I called the appointment center and they took the appointment but instead of calling back with a confirmation, they called back and said this time (12-1), is not convenient for the sellers either, would 1:30 - 2:30 work.  I replied, no it would not work.  


Tomorrow I will call the agent directly to see when my client who works in Franklin during the week and returns home to his family on weekends can get to see this house.  I notice in the remarks it says "HURRY, this won't last"  and I thought to myself it has a longer shelf life than a Twinkie. 

The clincher is, in the Realtor® remarks where (s)he puts, "you can still get it under contract for the tax credit". Please update your listing and tell your clients it has to be shown to sell!

Sellers, if your house is on the market you have control of two things for certain, the cleanliness of your house, and its availability to show.  Be READY, the showing you turn away might have been the buyer.

I've only had a client this bad one time. It was a divorce situation, and the husband was paying the mortgage, and the wife didn't want to leave, so she rejected the showings.

I like the title. It is amazing how many properties set like toad stools. The property doesn't sell so they feel that the realtor is not doing their job...

Mike, boy do I hear ya.  I was showing houses last week and they had no showings before 5 p.m. and 24 hour notice on showings for Saturday and Sunday.  I told the agent good luck selling that one.

Mike,

Great post.  I am surprised the agent had the patience to keep the listing.  Seller's need to get the message that you have to make it easy for the buyers...it is a buyer's market and you have tons of competition.  With this listing it would be interesting to see how much $$$ this client has lost.  In the three years the price has dropped quite a bit.

Mike, this is crazy!  Did you and your client eventually get to see this house?  I just roll my eyes when I see a listing on MLS this time of year with pictures that show snow on the ground!

Hey Tiffany, Welcome back to the blogashpere.  Missed your blogs and comments.  We tried one one time Tiffany, I told the listing my client's schedule and he eventually called me to set it up.  Unfortunately for them, my client was over it and had moved on.  Oh well. 

The text by the way was not actual or a recreation of the real response, it is just how we felt after exhausting all attempts to schedule it.
