Marshall, Michigan Real Estate Market Report 2010

This weekend I spent some time looking at houses in Marshall, Michigan.  I decided to put together aMarshall, Michigan Real Estate Market Report Marshall, Michigan Real Estate Market Report 2010

The town of Marshall, Michigan is a vibrant community with a population of 7459Marshall, Michigan Real Estate Market Report according to the 2000 US Census.  Marshall was established in 1830. The early settlers expected the community to become Michigan's state capitol, thus it drew dozens of doctors, lawyers, ministers, business people and land speculators to the Marshall, Michigan Real Estate market.

The town founders Sidney and George Ketchum named the community in honor of Chief Justice of the United States John Marshall from Virginia, a man whom they greatly admired. The town was established some five years before Marshall's death and thus was the first of dozens of communities and counties named for him. 

Marshall never became the State capital, but it is the seat of government for Calhoun County. 

When contemplating a Marshall, Michigan Real Estate Market Report 2010, it is easy to compile numbers Marshall, Michigan Real Estate Market Reporton sales in the area from the Multiple Listing Service, and those I have included here.  In 2007, there were a total of 166 homes sold.  In 2008, 91 homes sold, and in 2009, the volume rebounded to 118 homes sold.  At present there are 49 homes sold Marshall as of August 23, 2010 when I write this Marshall, Michigan Real Estate Market Report 2010

The median home values have also fluctuated, and followed the same declining pattern in recent years.  In 2007, the median home sales value in Marshall was $115,000.  In 2008, it was $113,500, and it declined to $98,000 in 2009.  As of August 23rd, 2010 however, the median market value for the year is $100,500. Marshall, Michigan Real Estate Market Report

All of these figures in this Marshall, Michigan Real Estate Market Report 2010 point to a recovering market.  Real Estate values in Marshall experienced a decline in recent years, but the values appear to be back on the increase.  One could contemplate that perhaps the worst is over, and market values, although lower than they were a few years ago, are on the road to recovery. 

Marshall, Michigan Real Estate Market ReportI consider the quality of the Marshall community has played a larger factor in it as well.  They have maintained their beautiful downtown shopping district, kept a good quality school system, and worked together as a community to maintain the quality of life. One can shop in downtown Marshall, and take a carriage ride, rent a bicycle, or simply stroll along the beautiful sidewalks looking at all the wonderful shops.

The Marshall High School football team recently won the State Championship as well, which has added a lot of community pride.  So my Marshall, Michigan Real Estate Market Report should also include a salute to its citizens for working together to keep their community great.  As a Realtor active in Calhoun County, I always enjoy selling homes in Marshall.  It is a wonderful community.
