In July of 2010 there were 38 homes that closed within the month for 20814 Bethesda, Maryland.  This was a decrease of 6 units, as there were 44 homes that closed in July of 2009.

The average sale price for the homes that closed in July 2010 was $730,625

The average Days on Market for homes that closed in July 2009 was 82 days.
The average Days on Market for homes that closed in July 2010 was 48 days.

23 homes went under contract in 20814 Bethesda in the month of July 2010.  The average list price of homes that went under contract was $709,352.  The average Days on Market for these 20814 Bethesda homes was 72 days.

January – December 2008 & 2009 Market Statistics for 20814 Bethesda, MD

In 20814 Bethesda, MD for the period of January to December 2008 there were 309 properties sold.
In 20814 Bethesda, MD for the period of January to December 2009 there were 351 properties sold.

So, what does all of this mean?

July numbers are slightly better than June. However, prices are down approx. $90K between 2009  & 2010.  Days on Market have remained virtually the same these past three months, with 47 , 47 & 48 days on market.  This figure is down from an average of 82 days in June 2009.  Well priced houses are moving quickly.  We continue to see a lot of movement in homes priced at $750K and under.
