Sellers need to be smart in this house-selling environment and that begins with a good realtor who not only knows what he or she is ding, but also, can help the seller to understand the market.

There is just no way somebody becomes a home sales expert selling a house once every 5, 10 or 15 years.

As this market has shifted, it has become very important to know the buyer and their motivation, as well as ability to finance the house. On the MATT FETICK REAL ESTATE TEAM, we request Buyer  Finanical Information sheets to accompany pre-approvals.

For alot of older buyers this seems like an invasion of privacy, but in areas around Philadelphia, it has become usual and customary practice.

The seller wants to know if the buyer is stretching to make their offer work or if there is a comfortable margin.

Makre sure your realtor gets as much infromation about the buyers as possible.

It is very important in this day and age that the listing agent is comfortable with the buyer's ability to purchase.  And they should definitely be in touch with the mortgage person at the beginning.  Nothing can be guaranteed but a good realtor can at least get the process moving in the right direction.

I can't even imagine trying to keep up with the market, when involvement in the real estate industry is as little as a transaction every once in a long while. 

When I think of the changes over the 28 years I've been a Realtor, I am amazed.  In my beginning years, we worked from an MLS book, published once a week to find properties.  We had a one page contract with no disclosures.  There were no cell phones and no faxes.   Things have dramatically changed from that reference point.

The only time I had sellers that got to know the buyers, the sellers decided they didn't like the buyers and so they didn't sell to them. It was a full-price offer. Their property sat on the market through my listing, the listing of four more agents, for another 18 months, and eventually sold for $150,000 less.
