1976 Was a Good Year, but this House Needed Updating and Staging!

After 34 years, this 1976 ranch home just outside Portland Oregon needed updating before the sellers could put it on the market.  The process began when they contacted my company for a home staging consultation, where we walked through the entire home as well as the outside spaces.  The sellers were given an action plan showing which cosmetic improvements would provide the best return when selling -- this included painting, new cabinet hardware, replacing light fixtures, replacing old carpeting where needed, updating the kitchen countertops, removing dated window coverings, etc.  I encouraged the sellers to keep the price point of the home in mind whenever making decisions on which improvements would yield the best return. 

Throughout the process (which lasted over a year) the sellers gave me updates on the various projects, and I helped them select some hardware and light fixtures.  They were delightful to work with, and very motivated to have their home appeal to the target buyer!  We worked with the seller's existing furniture, adding some art and accessories from our home staging inventory for an inviting look.

The kitchen needed updated lighting, laminate countertops, paint, new faucet & cabinet hardware ... and the low cabinet separating it from the nook area needed to be removed.  Once that was done, it was so much more open & modern!

Loved the results. Smart homeowners. Glad you showed how a "not so bad" listing, or even in some markets a "shows well ", listing can look fabulous. Let's hope the message gets out to people who need staging advice, but don't realize it.

Great photos!  I really liked all the rooms, but especially the kitchen.  You see a lot of homes with that cabinetry profile hanging out there, along with the wall of lights :o)  Question, was there a painter for the cabinets and they also did the work on the ceiling prior to the electrician?  Just wondering how many people needed to be involved in that project. 

My parents still have that light fixture in their bathroom :o)  They have finally decided to start updating that bathroom.....yeah!

Barb ~ Thanks so much, I really appreciate your feedback.  You're right, this home was lovely in its day, and even in the present, but it just lacked "pizazz" and energy.

Linda ~ This was indeed a nice home, just outdated and plain since everything was painted beige, with beige carpet, etc.  The sellers are very smart, and I wish all my clients were as motivated to improve their home prior to listing!

Julie ~ One person removed the ceiling "grid" and flourescent tubes, and patched the ceiling there before installing the can lights ... here's a photo of it mid-way through the process.  A painter was hired to paint the cabinets and then the new knobs were added. Home Depot provided the new laminate countertops.  They kept the existing floor and appliances, which were all in decent shape.

Maureen, how great that these sellers saw the value in your recommendations! That kitchen looks so completely different.

Wish that I could get the seller to do ANYTHING on this current project.  Her house has SO much potential but it will stay as is and that's the kind of offers she will get.  I've tried to discourage the agent from paying for everything that I'm doing, but her "gut" has told her that she needs to stage it...so off I go.  Black and white it is, in the master bdrm, thanks!

Kitchen cabinets look amazing! So glad you got rid of the dated cornices in the Living room too!

I never get tired of looking at the wonderful transformations here in the rain. I have been MIA the past few months as the busy summer takes over but I am glad to be back! Great photos...thanks for sharing!

Maureen- a PERFECT example of what staging can do.  Combine  time, a professional home stager (you!), a decent budget and willing and cooperative sellers and you have the perfect ingredients for a successful staging project.  Your work is always so classy and classic.  Removing the hanging cabinets made such a huge difference.  My favorite projects are ones where we can use the owners accessories and furnishings.

Hi Kathy ~ this was one of those projects that would fall into the "dream client" category ... all the pieces came together well, due to the careful consideration of the sellers.  For instance, they'd never thought of removing that big hanging cabinet that cut off the kitchen nook area, but after I suggested they have it done -- they just loved the new open feeling.  I wish all my staging projects had clients as motivated as these were.

Preparing your property for sale

Hi Maureen, I always enjoy looking at your before and after pics. The dining room is the most dramatic transformation.  The other work I always appreciate is painting the kitchen cabinets. It is the least expensive, quick fix to update a look. My painter was telling me that with the new type of paint out now, she can start painting and by the time she is finished at the other end of the cabinets it is dry enough to start the second coat.

I am sure your clients are singing your praises to one all and have booked you to do a consult in their new home.

hi Michelle ~ you're so right, painting the kitchen cabinets (and in this case, adding the oil-rubbed bronze hardware) was such a necessary update .. and cost-effective.  It's amazing that they can be painted and get a second coat so quickly!  I'm glad to know about that, thanks!
