Hi All,

Wow, what a Spring and Summer this has been!

I thought you might like to know how important it is not to take the steps towards getting financing in order.

I spoke to a For Sale By Owner Seller yesterday in the SE of Tallahassee to preview his home of a Buyer Customer who has interest in it.

He told me that I could not view the house unless the Buyer presented a Lender Letter indicating there were Pre-Approved and have had the Lender do a credit check at a minimum.

What does this mean to you as a Buyer??  It means that Sellers are nervous about a Buyers Financing due to all the fall out the last few months with Mortgages.

If you want to get the best deal...You need to present a strong position to the Seller.  Having your Financing well on its way or in place gives one of the greatest positions of strength.

I recently put a Buyer under contract for a "New Construction" Home in the NE of Tallahassee, and had the Seller/Builder/Agent tell me the only reason they took the deal at a significant discount was the Buyer's Financing was already in place, the Buyer presented a strong Binder Deposit, and could close in less than 30 days.

They Buyer could do all of this because they already had their Financing ready to go.
