From FSBO to professional Photos

By
Real Estate Agent with RE/MAX Results

compareI was hired to take photos of a listing by a realtor friend of mine. So when I got there, the owner was there and he's into photography. He asked me if he could watch and I said "sure, why not."

After I set up 2 flashes and fired the first shot, I showed him my camera and he said "WOW. Those flashes make so much of a difference. I didn't think they would help that much."  Well, it isn't just having the flashes that makes a difference. It's also knowing how to use them. And having the appropriate software to speed things up.

compareTurns out that he was originally a FSBO and he took his own shots. I asked him which camera he has and his camera is twice as expensive as my camera. When I got back, I looked at the photos in MLS and they may as well have been taken with a $30 camera off ebay, rather than his $3000 Nikon.

Then I quickly whipped out my laptop and showed him Viveza. I showed him how easy it was to manipulate areas of the photos with this cool software. His jaw just about hit the floor. I told him that this software has saved me tons of time on each and every photo shoot just because I didn't have to do the "marching ants dance" to change selective areas of photos. It's worth every penny.

Bottom line is that it's more than just the equipment that makes the difference. It's also knowing how to use the equipment properly.

Other differences in these example photos are because the agent hired a stager to stage the home before the photoshoot.

Great info, Steven! Your photos truely "outshine" the FSBO's photos!

Thank you for sharing.

Great photos, Steven. I'll be looking into Vivesa as a potential photo-editing software.

Great Post.  The digital age has really made allot of folks believe that they can be a professional at anything at all.  Unfortunately, most don't realize that it takes allot of time to be able to do what we do on a this level.

Great post, and Happy Shooting my friend.

I have my eyes on Vivesa.  I'm really trying to decide between NX2 and Vivesa.  What do you think?

Excellent post - beautiful photos Steven... how much of the quality is attributed to the flashes and how much to Viveza?

Lee- I don't know what NX2 is. Sorry can't help with that. I have viveza and use it all the time.

Dana- I would have to say that I still attribute all the quality to knowing how to best use the tools you have.

After saying that, I would say that I started with ambient only, even though I owned the flashes. I used the flashes for different purposes, but said to self "why not try them in a house". It took me a few months to get used to shooting with flashes, then I saw what Viveza could do. Adding Viveza helped tremendously, especially in the "saving time" department. I used to do gradient masks on a Levels Adjustment Layer and the like, but Viveza eliminates all of that!! Now each image gets leveled out in DPP, and batch exported. Then each image is brought into photoshop, usually 6 or 8 at a time, and I run Viveza and Lens Correction. Then batch resize with sharpening to 3 different output resolutions. That's the scoop.

NX2 is the stand alone version of Viveza designed for Nikon.  I recently purchased Lightroom 3 and plan to purchase the Viveza plug-in.

Ahh- that explains it. I don't have a nikon. I shoot with a canon 7D. I've been meaning to switch to LR but after using the trial for the 30 days, it's a learning curve. I suppose I should just jump ship and use it and learn it. Does it have image rotation built-in?

I'm still learning LR3.  You are right about the learning curve.  I also purchased Classroom in a Book from Adobe to help get me up to speed faster.  Image rotation is included, but what excites me as a real estate photographer is the image distortion and perspective control.  I also notice it corrects other lens imperfections such as chromatic aberrations and lens distortions.

The image rotation was the thing that stopped me from LR2. I'm glad to see that LR3 has it. And yes, I use image distortion and perspective controls too. I just use photoshop for those (lens correction). But if I could do it all in LR3, I'll save more time. But only if Viveza can be a plugin into LR3, which it appears to do.

It's got me thinking about LR again. Thanks Lee. Now my wallet needs to open.
