Last night, the sky was so strange. On one side, the clouds (lots of rain this week) were tinged pink, grey, and yellow and on the Meadowlands Golf Course side the full moon was a quarter way up from the horizon so we had sun on one side and equal distance up was the moon...just beautiful.
I have spoken to several agents who have properties listed in this country setting and we just don't understand why the custom homes are slow to sell. Sellers have lowered their prices almost matching the big box builder on the other side of the community. In fact, the builder's properties are catching up due to the costs of materials. Meadowlands is a sleeper community...beautiful rolling hills, no condos, few if any rentals on the custom home side, gorgeous clubhouse & pool, low homeowners, community activities, low county taxes, larger lots than most golf courses, and no city taxes...even the insurance rates are reasonable.
It is interesting to watch buyers look at our community and then go to a new community just across the way to buy a brand new (and attractive) home for about the same price...beautiful amenity center, no golf course. The concern should be that only 10-15% of this huge development actually has houses on the lots and the developers will be building for years and years. Clark Howard recommends only buy in a new community where 80% of the properties are developed and have homeowners in them. Oh well, I guess few people use common sense.
The pictures were shot of the course beside my listing at 767 Marsh Rose Path which faces the 16th hole and 17th fairway. It was so quiet, peaceful, and beautiful. The pictures do not do it justice.
