Aspen - Homes as low as $450,000 (3000 sq ft ++ loaded with upgrades)

Cottonwood - Homes as low as $425,000 (3000 sq ft ++ loaded with upgrades)

Mahogany - Single Story homes as low as $495,000 (3100 sq ft on large lots)

           All homes are being slashed as the builders have had their standing inventory for 2 years now! I had a friend's dad who bought in Sequoia (courtyard homes) in 2005 and they still have not sold all the models (THEY ARE NOW PRICED 10% BELOW WHAT HE PAID).. These builders would rather have negative cash flow than no cash flow at all! Only community in Wolf Creek holding is Redwood but with a couple foreclosures it will only be a matter of time before that community is crushed as well! Beautiful Communities, but now that homes are selling for $200,000 below what others paid, expect homeowners to walk creating a ton of dead lawns and descreasing values all over! My advice - if you buy make sure you drive the neighboorhood 1st, day and night, to know what you're getting into.

Yeah Dawn. The market here is dropping 10-15% a year. It will eventually level out but by then, who knows where the economy will be.

I dont like Wolf Creek! Too close to the casino and the tax rate is way too high!
