Time has a way of telling on different parts of the house and if you want to sell your house quickly and for a good price, then it is important that you erase the passage of time as best as you can. Read on to find out what are the basic fixes you need for your home.

Simple Fixes to Sell a House FasterThere is an adage- If it isn’t broken, don’t fix it. When preparing your home for a sale, this is a good place to start. The first thing you need to do is walk around your entire house with a pen and a notepad in hand and make a list of everything that looks broken. This is going to need a very careful inspection. For instance, you may have thrown an area rug over a chipped tie in the living room, or hung a photo frame over a small damaged piece of wall. These instances need to go on your list. Similarly, leaky faucets, bent curtain rods, jammed door frames, etc. all need to make it to the list as well. These are amongst the first things you need to fix. You can be sure that when prospective buyers come to view your house, they will be keenly looking for any defects and you don’t want them to be able to spot even one.

The next things you want to look for are things like torn upholstery, chipped pieces of furniture, etc. these will need to be fixed. It is best to not try and cover them up instead to avoid embarrassment in front of prospective buyers. If any piece of furniture is a really bad shape, you may even want to consider discarding it.

The next important thing is to look for stains. You may be surprised at number of stains that go unnoticed on a day to day basis, but these will be visible under close inspection. You want to check your upholstery, linen and even furniture for stains. There is no doubt that the walls in the house tend to look old and tired after a few months of living and also acquire stains. It is best if you consider giving all your walls a fresh coat of paint.
