The Case of the Missing Square Feet

It seems some agents think they stand half a chance of fooling the general public by leaving information off the MLS spec sheet.  How often have you seen the Square Feet missing from the MLS sheet?  Do they over look this box when they are filling in the MLS form?  Is this a mistake, a mere over sight, or a part of the marketing plan?

Let's face it, one of two things will happen.  A smart agent will scan down to the tax sheet and look at the square feet.  A buyer will walk into the house and notice the size. 

How many agents are out there trying to jump on the living green band wagon and leaving the square feet blank?  Want to save energy?  List all the facts and let the buyer make a decision based on all the available facts.  This alone has the potential of saving thousands of gallons of gas.  I doubt if a buyer looking for a 2000 square foot home will ever walk into an 800 square foot home and not notice the difference. 

Learn how to market the size.  Make comments about the clever way the sellers have utilized the available space.  Show how energy efficient the home is, and how low the taxes are.  Agents need to concentrate on marketing the features of a home, and not rely upon with holding information to sell a home.  And please, avoid the word cozy!!!

I am seeing more and more agents leave of the square feet or when they include the square fee include things like 3 season rooms.... It really does not help the buyer or the seller to do this.  Moreover, some buyers just say NEXT!

Great comments.  I never thought of the facts, the appraiser will comment on the square feet and how many buyers will pass on any listing that does not include the information.   I wonder if anyone has ever done a survey to see how buyers react to information such as pictures and square feet.  I think I'll suggest this to the local MLS and Real Estate office.
